Mortgage lending in the Czech Republic

This bachelor thesis is primarily focused on mortgage lending in the Czech Republic. The mortgage is defined in the first part of the thesis, his division into purpose and nonpurpose types. Furthermore, I am dealing with a process of selection and providing of the loan along with his amortization. An analysis of the state support follows in both forms, in a direct form of contribution to interests and in an indirect form of tax deduction. The second part of the thesis describes the mortgage market. It contains a description of a mortage-life insurance combination, which is disappearing from the market. The conclusion analyzes and compares mortgages of single banks according to fees, market shares, and net payments paid by clients.
Analysis of Causes of the Housing Bubble in Spain with Special Regard to Euro Currency

This paper examines fundamental causes of the housing bubble in Spain in 1999-1997. The thesis also critically evaluates the low interest rates of ECB, which are caused by inherent system fault of one interest rate for every state, even for states with high inflation rate and growth such as Spain or Ireland. I was able to provide evidence that ECB's interest rate was appropriate for France and Germany, but not for Spain. With econometric analysis of time series I was able to prove that low interest rate with regard to Taylor rule lead to a historically unprecedented housing bubble. These rates were even negative after inflation.
Mortgage Backed Securities

Má diplomová práce se zabývá Mortgage Backed Securities, což jsou cenné papíry kryté hypotékami. V první části práce jsou MBS zobrazeny jako část skupiny strukturovaných aktiv. Je zde provedeno jejich srovnání s ostatními sekuritizačními instrumenty z hlediska struktury a vlastností a také je znázorněno jaká část jim připadá na sekuritizačním trhu. V další části je věnován důraz na podkladová aktiva MBS, tedy hypotéky. Důkladně je rozebrán americký hypoteční trh, druhy a objem poskytnutých půjček a jejich specifika. Jsou popsány polovládní agentury specifické pro americký trh, které napomáhají rozvoji hypotečního trhu. Hlavní část práce je věnována popisu tvorby Mortgage Backed Security, značná část se zabývá jednotlivými druhy a charakteristikami MBS. Je zde popsáno, jaký druh je vhodný pro určité typy investorů. Důraz je kladen na riziko předčasného splacení, tedy riziko spojené pouze s hypotéčními produkty. Závěrečná kapitola se věnuje jednotlivým typům MBS ze statistického hlediska. Je znázorněn jejich celkový objem na dvou hlavních trzích, v USA a Evropě, dále jsou popsány počty emisí jednotlivých druhů a další zajímavé statistické údaje spojené s MBS trhy.
The Causes of the Mortgage Crisis in the USA

The diploma thesis investigates causes and progression of the mortgage crisis beginning in 2006 in the United States. Theoretical part of the thesis explains general causes of economic crises in accordance with the Austrian theory of the business cycle. Some of the basic problems of nonmonetary business cycle theories are mentioned and the most common ABCT attacks refuted. Analytical part of the thesis tries to explain why the current business cycle appeared primarily in the form of mortgage crisis. For this reason institutions playing the main role in the American mortgage market are being analysed including Federal Reserve System, government-sponsored enterprises, and three biggest rating agencies Moody's, Standard & Poor's and Fitch Ratings. Thesis conclusion should answer the question why and how the mortgage crisis originated in the United States.

The bachelor thesis is divided into two main parts. The part one deals with description of banking loan and non-banking loan market. Then main debt products are characterized. The analysis of a progress of an insolvency of czech households in particular areas of banking and non-banking market is made in the second part as well. This part also descripts trends in distraints and personal bakrupts. In the end of second part progression of deposits and household loans is shown. The finaly part containts internationally comparison of the insolvency of czech households and a conclusion.
