Analysis of Mortgage Loan Offers at Various Banking Houses

This bachelor thesis deals with the area of mortgage loans. These are one of the possibilities how to obtain your own housing nowadays. Based on the available sources, the basic knowledge concerning the issue of mortgage loans, including the development of mortgage banking in our territory, is described. The thesis also includes an analysis of the current situation in the mortgage market. The aim of the thesis is to describe the currently offered variants of mortgage loans for selected banking houses. Based on the market share, the five largest banks in the mortgage market were chosen. Specifically, it concerns Hypoteční banka, Česká spořitelna, Komerční banka, Raiffeisenbank and UniCredit Bank. The main goal of the thesis is to choose the most advantageous solution in the form of a mortgage loan according to the specific requirements of fictitious applicants based on the comparison of individual offers of the mentioned banks. In the final part, recommendations for model situations are processed.
Financial Planning in the Context of clients' Creditworthiness

The aim of this thesis is to assess the impact of the clients' creditworthiness and their financial plan in terms of selected credit products. The thesis is divided into two main parts, theoretical and practical. The theoretical of my thesis part is devoted to defining and describing basic banking concepts, i.e. more precisely to banking products, supervision and regulation of the CNB (Czech national Bank) in regards to the credit process and the related creditworthiness of the client. The practical part of my thesis focuses on the analysis of consumer and mortgage loan offers using four potential clients as examples. The potential clients are then distinguished by their monthly income and divided into four groups based on their creditworthiness. These four loan applications are analyzed with particular attention being paid to the impact of the conditions provided on credit products from banking institutions on the potential clients´ earnings. The approval of a loan depends on the rate of the interest. Based on the examples of loans offered by two different banking institutions, the conclusion of my thesis provides a concise evaluation of the approach of the banks to potential clients based on their creditworthiness.
Diverzita vegetace vybraných travních porostů v okolí Míchova (okr. Žďár nad Sázavou)

This work deals with plant diversity, forage productivity and forage quality in selected permanent grasslands near the village of Míchov (Žďár nad Sázavou district), which are used as hay meadows and pastures. The phytosociological descriptions were recorded on five different grasslands, the biomass was taken and weighed, and the forage value was calculated for each observed ground in four replicates. Biomass production was determined for both, fresh forage and dry matter. The creditworthy classes were used for the calculation of the forage quality of the grounds. The studied permanent grassland respond to the intensively cultivated meadows dominated by Dactylis glomerata, Festuca arundinacea, Phleum pratense and Trisetum flavescens, and legumes. The less productive meadows of Arrhenatherion and Calthion allances are rarer. The determined fresh production of forage ranged significantly between 5–21 t.ha-1. Production of dry matter ranged between 1.7–3.7 t.ha-1. The number of species in phytosociological plots was high diversed and appropriate for particular type of grassland, 28–50 species per 32 m2. The forage value of the ground (bonita) differed significantly between the parcels, the values were between 48.1–89.68 points.
Investment into Dividend Stocks Traded on European Exchange Markets

The bachelor thesis is focused on an investment into dividend shares traded on european exchange markets, for expansion of an investment portfolio of a mutual fund. Theoretical part of thesis explains financial markets and their functions in economy, basic of colective investment funds. Fundamental, technical and psychological analysis methods for securities trading are also explained. The practical part is focused on comparison of selected dividend shares. The resulting comparison will be verified using a creditworthiness model. Final part is focused on a recommendation for an investment to update the portfolio of the selected dividend mutual fund.
Optimization of housing finance

The bachelor´s thesis concerns with options of personal housing financing. The goal of the thesis is to define the mortgage loan, loan from building savings and other options in housing financing. The specific flat is used as a model housing financing. In following part of the thesis there are compared individual bank proposals of mortgage loans for an imaginary client. In the end the optimal option of the housing financing is chosen.

This bechelor´s thesis deals with searching for potential economic risks of Saint-Gobain PAM CZ Ltd., which operates in the market of cast iron water and sewer systems. The thesis is devided into theoretical part which defines the importent concepts and calculation methods and analytical part, which contains the actual financial analysis and results. There are suggested several options for detected deficiencies to eliminate them as possible for the company.
Bank loans in the segment of individuals and legal entities

The main objective of this thesis is to evaluate the benefits of bank loans to selected banks in terms of profitability for the client in the segment of ndividuals and legal entities. Diploma thesis in the literature review describes the essence of the banking system in the Czech Republic, the basic concepts associated with the lending activity of banks, types of loans, their classification and rating system for the client's creditworthiness. Marginally they are also described alternative forms of financing. Analytical part contains a selection of specific banking institutions - Česká spořitelna, a.s., Komerční banka, a.s. and Československá obchodní banka, a.s. It also examines the selected products offered to natural and legal persons in terms of profitability for the client and describes their characteristics. Readers also describes the concrete steps of the lending process. Based on the analysis of the product portfolio was selected banking entities in each product group evaluated with the assistance of the points system the best. The analysis shows that the most advantageous credit terms provided by Komerční banka. The only exceptions are overdraft loans to individuals, which provide favorable conditions other banks analyzed and credit cards for individual person, where the best offer Československá obchodní banka,a.s.
Solvency and bankruptcy models and their application

Submitted diploma theses engaged the topic solvency and bancruptcy models and its objektive is to analyze financial situation of four agricultural companies and for companies of the energy suppliers. Theoretical part brings an outline of commonly used solvency and bancruptcy models and newly published models. Theoretical part stems from original authors. Practical part brings an application of chosen models on companies and examines their ability of rating the companies. Based on results is evaluated the financial situation of companies in time. The end of thesis brings the evaluation of the model´s appropriateness for application on given sectors and submits recommendtions for using these models.
