This dissertation thesis aims to propose a suitable decision-making model process with preparation of a development project. The model consists of an aggregate of key factors, which after evaluation, will indicate future successful efficient market application. This thesis brinks a model proposal of shopping centre development projects. The model developed has been tested with real projects in practice in the latter part of the thesis.

This bachelor thesis is focused on proposal of the marketing strategy for the developer project Rezidence Modřany. The thesis is divided into two important parts, literary research and practical part. The whole theory needed for practical part is explained in the literary research. The company, its current and future project are then briefly introduced in this part. Then the situation analysis is analysed with the help of PESTE analysis, Porter's model of five competitive forces, internal anal-ysis and primary data are collected. This is followed by a SWOT analysis, which consists of opportunities, threats, strengths and weaknesses. Finally, the whole marketing strategy is designed and recommended.

The introductory part describes the theoretical background, basic concepts associated with development activity, and methods for the economic evaluation of projects. Furthermore, the thesis describes various methods and sources of financing for these projects. It also includes an analysis of the current state of the real estate market. In the final part, a financing proposal for a specific development project is developed and an analysis of the outcomes of two possible sales scenarios is conducted.

The aim of this bachelor thesis is to analyse the cost over time of a development project from the perspective of a general contractor. The first part of the thesis is focused on theoretical introduction to the issue. It describes the project life cycle, how to manage risks, types of stakeholders, time and cost planning, as well as types of pricing, the necessary basis for budgeting and sources of project financing. The second part is devoted to the analysis of costs over time, using the developed schedule and cost plan to develop a financial plan. The projected and actual costs are compared. The third part deals with the risk analysis of the project. Recommended measures are proposed for the risks. As a result, the project will be evaluated in terms of cost over time and the real risks encountered during construction

The bachelor´s thesis is focused on financing a development project. The first part of the work is devoted to the theoretical basis in which the concepts related to the development project are embedded. Furthermore, the theory is devoted to the sources of financing development projects, risks and economic indicators related to the evaluation of investments. Another part of the work focuses on the characteristics of the development project, which describes the company, the development project and the expected methods of financing and project risks. The characteristics also include the results of economic indicators, which express the financial advantage of the mentioned sources of financing. The last part of the thesis contains a proposal for the measures of the described risks as well as scenarios of increasing and decreasing the PRIBOR rate and the effect of these changes on the selection of a suitable source of financing for the described development project.
