Cílem bakalářské práce je analýza nákladů v čase developerského projektu z pohledu generálního dodavatele. V první části je práce zaměřena na teoretické uvedení do problematiky. Je zde popsaný životní cyklus projektu, způsob řízení rizik, typy zainteresovaných stran, plánování času a nákladů, dále typy cen, potřebné podklady pro sestavení rozpočtu a zdroje financování projektu. Druhá část je věnovaná analýze nákladů v čase, kdy je pomocí vytvořeného harmonogramu a plánu nákladů sestaven finanční plán. Předpokládané a reálné náklady jsou srovnány. Třetí část se zabývá analýzou rizik daného projektu. Pro rizika jsou navrhnuta doporučená opatření. Závěrem je vyhodnocení projektu z hlediska nákladů v čase a reálných rizik, které během výstavby nastaly. The aim of this bachelor thesis is to analyse the cost over time of a development project from the perspective of a general contractor. The first part of the thesis is focused on theoretical introduction to the issue. It describes the project life cycle, how to manage risks, types of stakeholders, time and cost planning, as well as types of pricing, the necessary basis for budgeting and sources of project financing. The second part is devoted to the analysis of costs over time, using the developed schedule and cost plan to develop a financial plan. The projected and actual costs are compared. The third part deals with the risk analysis of the project. Recommended measures are proposed for the risks. As a result, the project will be evaluated in terms of cost over time and the real risks encountered during construction
