Analysis of employee costs in a construction company

This bachelor's thesis focuses on the analysis of labor wage costs in the construction industry, comparing employees of companies with external workers (self-employed). The main aim is to compare the costs associated with these two types of labor on a specific construction project. The theoretical part addresses wage policy in the Czech Republic, explaining fundamental concepts such as wage, salary, net and gross wages, as well as the differences between guaranteed and minimum wages. It also focuses on pricing in the construction industry. The practical part of the thesis deals with a specific construction project and conducts a comparative analysis of wage costs for self-employed workers and employees. It describes the project, the developer and construction company, a specific residential building, and its budget. Wage costs associated with the activities of individual participants in the construction are anylyzed In conclusion, the acquired information and data are summarized and analyzed, providing a clear picture of the efficiency and cost-effectiveness of employing internal workers compared to hiring self-employed workers in the construction industry
Contruction Order Preparation and Management

The bachelor thesis deals with the preparation and management of a construction contract from the contractor's point of view. The content of the bachelor thesis is divided into two parts - theoretical and practical. The theoretical part summarizes the basic concepts of project management, preparation and implementation of a construction contract. The practical part is solved on a specific construction contract of Křižík pavilions in Prague. The result of the bachelor thesis is documentation for the preparation and management of the construction contract.

The desired output is processing and assessing the costs and performance needed in the area of design and engineering work. The work is divided into theoretical and practical part. In the theoretical part, addresses the issue in general terms and in the practical applies to specific construction contract.
Preparation and financing of construction contracts during its life cycle, from the viewpoint of a contractor

The thesis engages in an assessment of financing the building contract from the view of a contractor. In the introduction of a theoretical part there is concisely characterized the meaning and current state of the construction market in the Czech Republic. Then there is a basic description of the characteristics of the building and construction market, followed by a description of the life cycle of construction contracts. Main attention on the theoretical part is paid to the possible ways of financing the building contract from the view of the constructor. The practical part of the thesis is divided into two examples. In the first example, an analysis of financing the building contract from the view of the constructor or construction company can be seen. Following the method of financing the business activity of the construction company is a financial analysis of its capital structure with subsequent evaluation of the results. The second example contains processing of progress financing of the building contract using a form of forfaiting, i.e. redemption of medium-term debt.

This work deals with the bid price of the panel house revitalization funded by a private investor. To establish bid prices, itemized budget shall be used and the decision matrix for finding the materials quality is used for revitalization. Specifically, it examines the quality of the insulation system and windows. The aim of this work is offering the best possible option and its possible alternative with the best ratio of price with a respect to technical features of panel house revitalization to investor.
Stable feasibility of a multifunctional building in Humpolec

The aim of the thesis is to prepare a feasibility study of a multifunctional house in Humpolec and to evaluate the profitability of the project in the first 30 years of its operation. The evaluation of the project includes an initial financial analysis and two other possible situations. The theoretical part defines the basic information about the division of construction contract, the process of preparation and implementation of the project, types of financing investment projects, economic indicators and analyzes. In the practical part are given basic information multifunctional object. This is the site of construction, the character of the proposed building, including its planned use, financing and the three types of scenarios already mentioned. This is the baseline scenario, the optimistic scenario and the pessimistic scenario. At the end of the thesis there will be evaluated all investigated situations.
Cost Analysis of Private Construction Order

The work analyzes the costs of construction contract which arise during its realization. The theoretical part is devoted to the characteristics of term of construction contract, describes its types, distributions, phases of construction and financing options. Then there are described participants of construction, term cost and possibilities of division of costs. In the practical part there is made cost analysis of individual months of construction and classification of costs by purpose of its expenditure on specific construction contract, which is a family house built in 2005.

First part is focused on explanation of terms construction, construction projects and financial planning. In second part we focus on specific building order including financial plan. The goal of thesis is to show possible financial flows during execution of the contract.

This study investigates the management of a construction project from the building contractor’s point of view. The main aim is to describe the construction readiness process, including the technical drawings, risk assessment and OSH solutions. The literature review provides an overview of the key terminology used in the management of a construction site, contractor readiness and OSH. The practical section of this study then describes order preparation, construction readiness, risk assessment, OSH solutions and fire risk assessment for the I/43 Milonice intersection turn lane.

The theoretical part deals with the building market. Mainly it focuses on the building market participants, the participants relationships and other financial resources. Afterwards it is dedicated to the building orders kinds according to various criteriums. The practical part is about financing possibilities of particular building object construction by means of mortgage credit where the investor is a married couple with one child. The mortgage credits are compared according to the determined conditions and requests by the investor. The result of the practical part is the evaluation and the best mortgage credit choice.
