Suggestion of a Financial Concept for the Development of a House

The diploma thesis analyzes available methods of financing of a new housing construction with the focus on the possibilities of concurrent investment. The above analysis is demonstrated in a model case study. Practical part contents selection of the products to be analyzed from each evaluated field: suitable mortgage loan, finance market investment, the investment to the alternate heating equipment of the home and photovoltaic power plant. Than demonstrate the possibilities of decreasing the price of the loan with the assistance of concurrent investment into the financial markets or the alternative investment. The risk of investing has been taken into consideration as well. At the end are demonstrated comparative analysis and evaluation of all financing possibilities resulting in suggesting the most suitable method of home loan financing.

The second part describes the situation before the outbreak of crisis in the USA and its progress. In the third part the thesis depicts the mortgage market generally. The forth part is about the mortgage market in the Czech Republic and its development. The final part shows the impact of the financial crisis on mortgage market in the Czech Republic.
Current Trends in the Czech Mortgage Market

This bachelor thesis concentrates primarily on the current situation in the Czech mortgage market. It presents the historical development, organization and the current situation in mortgage banking. It describes the basic characteristics of the mortgage loan, which includes the statutory definition of the mortgage loan, basic terms and parameters, division and types of mortgage loans, mortgage application, costs and fees associated with the loan, state aid, possibilities of drawings and repayments of the mortgage loan, the impact of the borrower's death or divorce of married couple on the mortgage loan etc. The main part of my bachelor thesis focuses on the analysis and comparison of individual mortgage loans from the five largest mortgage lenders with the goal to recommend the best mortgage loan for particular model clients.
Analysis of Freddie Mac's and Fannie Mae's Effect on the 2007/2008 Financial Crisis in the USA

This work looks at influence of mortgage companies Freddie Mac and Fannie Mae on the financial crisis in the USA. First deals with their history. Afterwards, it analyses functioning and regulations of American mortgage market and explains the key economic terms. After it discusses companies policy and examines their differences. The work deals with the sudden growth of American mortgage market. Then it research possible causes of financial crisis and connects it with actions and politics of mortgage companies. There is also dealt with the bailouts and subsidies. At last but not least, the work examines the government takeover action and outlines its possible reasons. At last it mentions today's Freddie Mac and Fannie Mae positions on market and sketches their possible future course. The result is a confirmation of Freddie Mac and Fannie Mae impact on the financial crisis.
Forecasting Mortgages: Internet Search Data as a Proxy for Mortgage Credit Demand

This paper examines the usefulness of Google Trends data for forecasting mortgage lending in the Czech Republic. While the official monthly statistics on mortgage lending come with a publication lag of one month, the data on how often people search for mortgage-related terms on the internet are available without any lag on a weekly basis. Growth in searches for mortgages and growth in mortgages actually provided are strongly correlated. The lag between these two growth rates is two months. Evaluation of out-of-sample forecasts shows that internet search data improve mortgage lending predictions significantly. In addition to forecasting performance evaluation, an experimental indicator of restrictively tight mortgage credit standards and conditions is proposed. Nowadays many countries run bank lending surveys to monitor the tightness of bank lending standards and conditions. The proposed indicator represents a complementary tool to such a survey.

Ertingerová, A., The lien and its importance as a hedge institute legal relations Bachelor thesis. Brno: Mendel University, 2014. The topic of this thesis deals with the adaptation and usage of lien in general and in more detail describes building lien. The thesis consists of two parts -- theoretical and practical. The theoretical part describes the valid legal regula-tion by the civil code and the interpretation of general terms relating to the given topic. An important part of the work are the operations connected with the real estate register, especially registration of the building lien. Then I mention the process of setting up a mortgage. The practical part consists of the concrete agreements used. With these I show the procedure in practice. Lastly, I make an evaluation. The work should provide a better view and ori-entation in these problems.
Řízení aktiv a pasiv v malých retailových bankách

Tato práce se zabývá řízením aktiv a pasiv, s důrazem na malou retailovou banku. V jejím úvodu je představena historie řízení aktiv a pasiv, spolu s popisem jeho procesu a organizačního uspořádání. Následuje seznámení s úrokovým, cizoměnovým a likviditním rizikem. U každého z těchto rizik jsou popsány jeho příčiny, následky, modely a způsoby řízení. Zvláštní důraz je kladen na ?at Risk? modely a jejich použití při řízení aktiv a pasiv. Hlavní část práce uzavírá rozebrání bankovních produktů a seznámení s riziky, která do řízení aktiv a pasiv přináší. Při psaní této práce byl kladen důraz na kombinaci teoretických poznatků a praktických zkušeností.
