Assessment of the Suitability of Investment in the Construction work in a Building with Unsuitable Layout

The subject of this diploma thesis is to evaluate the economic suitability of the investment in the construction work in a building with unsuitable layout. There will be a technical description of the original building, a description of demolition works and a description of the reconstruction. The economic suitability of the investment will be assessed by basic approaches of valuation. It will be a cost approach of valuation, a sales approach of valuation and income capitalization approach of valuation. Income capitalization approach of valuation will be the primary approach to calculation income capitalization that allows economic evaluation of investment before and after the reconstruction.
Valuation of damage caused by torrential rain to a house in the village of Nesovice

The thesis focuses on the valuation of damage caused by torrential rain to the family house in the village Nesovice. In the first part the basic terms and assessing methods are defined. In the second part, there are applied methods of appraisal of damage on the family house. There is the value of the property calculated before the insurance event. In the itemized budget, there are quantified the cost of repairs of damaged constructions and then detected current value after repairs. The aim of the thesis is to dedicate readers to the problem of assessment.

The subject of this master‘s thesis is to analyze the value of a company using method called discounted cash flow and economic value added. As for the structure, the thesis is divided in two main parts – theoretical and practical. In the theoretical one the most important concepts, principles and methods are presented. Practical part is focused on analyses, which have to be used as a tool to specify a value of a company. The result of the thesis is the measuring of a company’s value at the date of its valuation.
Comparison of Selected Methods of Valuation of Holiday Cottage-type Real Estate in the Locality of Vranov Reservoir

This dissertation thesis focuses at the beginning on the basic terms in real estate appraisement, a history of chosen locality and an explanation of basic costing methods there were consequently used in a practical part of the thesis. The practical part consists of description and appraial of five recreational real estates and aims to compare chosen methods of costings that are suitable for given type of real estates. A final of the thesis summarizes the ascertained prices and deals with statictical evaluation with focus on choosing the most suitable method for garden cottage colony in Vranov dam locality.
Impact Analysis of Location on the Market Value of Housing Units in Selected Locations

The thesis focuses on the comparison of selected methods for valuated property type apartment. Valuating apartments are located in areas Decin, Ústí nad Labem and Most. The theoretical part focuses on the definition of basic terms, a description of the valuation methods associated with this dissertation and description of locations for the sites in terms of historical, cultural, social and economic. The practical part was to prepare drawings of assessed residential units and subsequent determination of prices of selected valuation methods – comparative method price by 2014 and 2015, by direct comparison and revenue method. In conclusion, the comparison of prices, according to the valuation method sused.

The subject of this master´s thesis is an estimation of the company value by using the yield valuation method called Discounted Cash Flow. The theoretical part of this work defines basic concepts, reasons for valuation and methods of valuation. The practical part of this master´s thesis includes an estimation of the value of the company named PAPCEL, a.s. The practical part also includes analyses of external and internal environment. In the conclusion of this paper, a statement of value is given.

Building industry is the activity that is very sensitive towards market and economy swings. Their impacts significantly influence the attitude towards evaluation and prize in the building industry. Construction companies are affected by economy swings. Therefore, in my master’s thesis, I analyze different approaches towards their evaluation and also methods of the prize determination.
Analysis of the development project for the construction of an administrative building in Brno

The aim of this diploma thesis is determine feasibility and profitability of property development project at particular lands in Brno. Solution of problem includes both, the legislative part that determines possibility lands focused on change of territorial plan and the financial part that estimates costs and revenues in project balance and potencial profits for investor, if project will be realized. Main result of this diploma thesis is to answer the question, if property development project should be realized at particular lands in question and estimate future value of lands and project.
