Types of Prices in the Property Market

The aim of my diploma thesis is to outline the issues of finding out the prices and differences between the prices at the property market and also to clarify the basic terms from the field of property evaluation and the property market. In the introductio of my theses I will be defining the basic terms connected with the given topic. After that I will introduce the readers to the issues of differences between the price and value and also into the issues of the real estate market. I will describe particular types of prices and values, subjects of the property markets and the relationship at the property market. In the following part of my work I will mention the essence of evaluation of properties, I will define the basic terms, methods of evaluation and description of evaluation. However it is not only a blunt list of operations connected with this topic, but it is help to the reader to be better orientated on proceeding and to be familiar with the bacis terms connected with this topic. In the last practical part I will focus on the various types od finding out prices by using different methods.

The aim of the thesis is to define basic concepts according to the law, defining the basic types of prices and methods of valuation of real estates. This work further solves the influence of the purpose of the real estate on its price. The property is located in the center of Brno. The selected building wonder about 3 types of use of real estate and they are evaluated in terms of sale and lease and, in the end, the most profitable option is used.
The difference priced costs of holiday cottage and holiday house with the same size located in Vysocina

This diploma thesis deals with the determination of the difference between the cost of the holiday cottage and the holiday house of the same size located in the Highlands. At the beginning the thesis explains the basic concepts associated with the valuation of the real estates, the definition of the basic measuring units and the description of the most commonly used methods of valuation of real estates. In the practical part of the thesis there is the selected building for individual recreation always located in the built and unbuilt area of the village. The building for individual recreation is located in three areas, namely ‘Strážek’, ‘Bystřice nad Pernštejnem’ and ‘Žďár nad Sázavou’. The price is determined by the regulation and it is set including the landscaping, land and permanent crops. In conclusion the thesis describes the difference between the same building for individual recreation located in the different areas of the Highlands and evaluates the suitability of the techniques used for valuation of the holiday cottage and the holiday house according to the regulation

This master’s thesis deals with determination of the value of G-mont, s.r.o. company by using income-based valuation methods. The theoretical part defines the basic concepts of valuation, such as business, value and its category, strategic and financial analysis and valuation methods. In the analytical part, the analyzed company is briefly presented and then are the mentioned theoretical knowledge applied to the selected company. It is the application of strategic analysis, financial analysis and analysis and prognosis of value generators and the compilation of the financial plan. Based on these analyzes, the value of G-mont, s.r.o. is determined using the discounted cash flow method and the economic added value method at 1. 1. 2015.
