Diplomová práce je zaměřena na problematiku developerské činnosti na úseku bytové výstavby ve městě Brno. Hlavním zaměřením práce je predikce vývoje poptávky po developerské činnosti. K dosažení tohoto cíle bylo využito primárního šetření s využitím výsledků sekundárního výzkumu. Na základě analýzy časových řad byly zkoumány vzájemné souvislosti mezi vývojem rezidenčního trhu a jednotlivými faktory, které ji ovlivňují. Zjištěním vzájemných vazeb a doplněním analýzy o prognózy a průzkumy odborných institucí bylo možné určit pravděpodobný vývoj developerské činnosti na území města. Stežejním bodem byla dále analýza samotného území města pro další developerskou činnost. Teoretická část poskytuje základní přehled oblasti rezidenčního trhu a pojednává především o problematice developerské činnosti. This diploma thesis focuses on residential real estate development activities in the field of housing construction in Brno. The main focus is the prediction of the de-mand for property development. To achieve this goal, primary research with the aid of secondary research was used. Based on an analysis of time series, interrela-tionships between the development of the residential market and the various fac-tors that affect it were examined. By establishing statistical relationships and using forecasts and surveys produced by professional institutions, it was possible to as-sess the likely evolution of development activities in the city. An important part of this work was also an analysis of the city's urban area for further development activities. The theoretical part provides a basic overview of the residential market and focuses primarily on development activities.
