Šimková, K. Nemovitosti jako investiční příležitosti pro retailové investory. Bakalářská práce. Brno: Mendelova univerzita v Brně, 2022. Bakalářská práce reaguje na aktuální situaci, kdy narůstá poptávka po koupi nemovitosti. Cílem bakalářské práce je určit konkrétní možnosti pořízení nemovitosti na trhu za účelem dosažení zisku. Rešeršní část práce je zaměřena na způsoby pořízení nemovitosti pro následný nájem a alternativní produkt v podobě investice do nemovitostních fondů, dále jsou také popsány fundamenty ovlivňující realitní trh. V empirické části je provedena analýza fondů včetně jejich výnosnosti a ukázkový příklad výnosnosti přímého nemovitostního investování. Z empirické části vyplývá, že přímé investice jsou neefektivní a výnosnost realitních fondů není v budoucnu jistá. Očekává se vysoká inflace a výnosnost fondů nemusí překročit tuto míru. Šimková, K. The bachelor thesis responds to the current situation, when demand for the purchase of real estate is growing. The aim of the thesis is to determine the specific possibilities of acquiring real estate on the market in order to achieve a profit. The research part of the thesis is focused on the methods of acquiring real estate for subsequent rent and an alternative product in the form of investment in a real estate funds, the fundamentals influencing the real estate market are also described. In the empirical part analysis of funds is performed, including their profitability and a sample example of the return on direct real estate investment. It follows from the empirical part that direct investment is inefficient and the profitability of real estate funds is uncertain in the future. High inflation is expected and the funds' returns may not exceed this rate.
