Bakalářská práce se zabývá cenami nemovitostí a diferencí mezi kraji. V teoretické části jsou vysvětleny základní pojmy podle současné právní úpravy, trh nemovitostí včetně chování účastníků na trhu a faktory, které účastníky ovlivňují. Nezbytnou součástí je i popis cenových map, jejich tvorba a veřejně přístupné mapy. V praktické části je zaznamenán vývoj cen vybraných segmentů podle jednotlivých krajů v období 2007-2018 a poté jsou dále porovnávány dva vybrané kraje, které se odlišují svými faktory a celkovou situací na trhu. Pro porovnání byl vybrán kraj Moravskoslezský a Jihomoravský, u kterých je sledován cenový vývoj v čase a faktory ovlivňující obyvatelstvo, čímž i samotný trh nemovitostí. V závěru práce je věnován prostor diskuzi, kde je shrnuta a zhodnocena celková situace i předpokládaný budoucí vývoj. This Bachelor thesis concerns itself with price of real estates and the difference between regions. In theoretical part there are explained basic concepts based on current jural adaptation, real estate market, including behavior of participants on the market and factors, which impacts them. Crucial part is description of pricing maps, their creation and publicly accessible maps. In practical part there is noted price development for selected segments according to individual regions in period between 2007-2018 and further compared two chosen regions, which distincts themselves by their factors and complete situation on the market. For comparison were chosen regions Moravian-Silesian and South-Moravian, for which are observed price development in time and factors influencing population, thereby real estate market itself. End of the thesis is dedicated to discussion, where is summarized and evaluated complete situation and anticipated future development.
