Předmětem bakalářské práce je vypracování projektové dokumentace pro novostavbu bytového domu v Rozdrojovicích. Bytový dům je samostatně stojící objekt o devíti bytových jednotkách, čtyřpodlažní, podsklepený. Hlavní vstup do budovy je z jižní strany objektu. V nadzemních podlažích se nachází devět bytových jednotek, které jsou propojeny společnou hlavní chodbou se schodištěm a výtahem. V suterénu jsou společenské místnosti, sklepní kóje, kočárkárna, technická místnost a strojovna vzduchotechniky. Součástí každého bytu ve druhém až čtvrtém podlaží je balkon nebo terasa. Konstrukční systém objektu je stěnový zděný, příčný. Objekt je založen na železobetonové základové desce. Svislé nosné konstrukce jsou z keramického zdiva. Zateplení obvodových stěn tvořících obálku budovy je navržený certifikovaný systém ETICS. Stropy jsou navrženy jako monolitické železobetonové desky po obvodě vetknuté. Střecha je plochá jednoplášťová vegetační. Žádná z bytových jednotek není řešena jako bezbariérová pro osoby s omezenou schopností pohybu, avšak přístup do objektu bezbariérový je. V případě nutnosti je možné díky prostorným místnostem a chodbách v přízemních bytech změnit dispozici některého z bytů na byt bezbariérový. Materiál i barevnost fasády bere v potaz provedení okolní zástavby. Každý blok je odlišen jinou barvou fasády. Dešťová voda bude ze střechy odváděna do akumulační nádrže. Následně bude použita ve vnitřním odděleném dešťovém vodovodu pro splachování WC a zavlažování zahrady. Přebytečná voda bude vsakována na pozemku do vsakovací jímky. Součástí projektu je také energetický štítek. Navržený bytový dům spadá do klasifikační třídy "A - mimořádně úsporná". The subject of the bachelor's thesis is the development of project documentation for the new construction of an apartment building in Rozdrojovice. The apartment building is a detached building with nine residential units, four floors, basement. The main entrance to the building is from the south side of the building. There are nine apartment units on the upper floors, which are connected by a common main corridor with a staircase and an elevator. In the basement there are social rooms, cellar cubicles, a carriage house, a technical room and an air conditioning machine room. Each apartment on the second to fourth floor has a balcony or terrace. The structural system of the building is wall-built, transverse. The building is based on a reinforced concrete base plate. The vertical supporting structures are made of ceramic masonry. The insulation of the perimeter walls forming the envelope of the building is designed by a certified ETICS system. The ceilings are designed as monolithic reinforced concrete slabs woven around the perimeter. The roof is a flat single-layer vegetation. None of the housing units are designed as barrier-free for people with reduced mobility, but access to the building is barrier-free. If necessary, thanks to the spacious rooms and corridors in the ground-floor apartments, it is possible to change the disposition of one of the apartments to a barrier-free apartment. The material and color of the facade takes into account the design of the surrounding buildings. Each block is distinguished by a different facade color. Rainwater will be drained from the roof into the storage tank. Subsequently, it will be used in the internal separate rainwater system for flushing the toilet and watering the garden. Surplus water will be absorbed on the property into a seepage pit. The project also includes an energy label. The designed apartment building belongs to the classification class "A - extremely economical".
