Tato disertační práce se zaměřuje na problematiku efektivního využití informací o nákladech životního cyklu stavby (LCC) při návrhu staveb. Informace jsou klíčovými údaji o prostředí, stavech a procesech a v dnešní době je stále důležitější je efektivně využívat, a to zejména v oblasti stavebnictví. V současném stavu stavební praxe je nedostatečně využíváno úzké propojení mezi architekty/projektanty a stavebními ekonomy ve fázi návrhu stavby. Pro investory, jako jsou developeři nebo veřejné subjekty, je klíčové zajistit efektivní vynaložení finančních prostředků a zohlednění nákladů životního cyklu stavby. Ukazatel nákladů životního cyklu stavby (LCC) se zdá být ideálním pro hodnocení investic, neboť zahrnuje náklady spojené s celým životním cyklem stavby od pořízení až po likvidaci. Nicméně ukazatel LCC je zatím málo využívaný nebo je používán nevhodně s nepřesnými vstupy. K jeho efektivnímu využití je zapotřebí přesných technicko-ekonomických informací, které v současné praxi často chybějí nebo jsou nepřesné. Výsledné ukazatele LCC tak mají pouze informativní charakter a poskytují omezené informace o budoucích nákladech stavby. Cílem této disertační práce je navrhnout metodiku pro efektivní využití ukazatele LCC při návrhu staveb. Metodika bude zaměřena na získávání přesných technicko-ekonomických informací, jako jsou náklady na opravy a údržbu, životnost konstrukce a pořizovací náklady. Tímto způsobem bude možné vytvářet kvalitní stavby s optimálními náklady životního cyklu. Efektivní využití ukazatele LCC bude přispívat k lepšímu rozhodování investorů a podpoří udržitelný přístup ve stavebnictví. This dissertation focuses on the issue of the effective use of information on construction life cycle costing (LCC) when designing buildings. Information is key data about the environment, conditions and processes, but nowadays it is increasingly important to use it effectively, especially in the construction industry. In the current state of construction practice, the close connection between architects/designers and construction economists in the phase of construction designing is underutilized. For investors, such as developers or public entities, it is crucial to ensure the efficient use of funds and the consideration of construction life cycle costing. The life cycle costing of construction (LCC) indicator seems to be ideal for investment evaluation, as it includes the costs associated with the entire construction life cycle from procurement to disposal. However, the LCC indicator is still underutilized or is used inappropriately with imprecise inputs. For its effective use, accurate technical and economic information is needed, which in current practice is often missing or inaccurate. The resulting LCC indicators are thus only informative and provide limited information on the future costs of the construction. The aim of this thesis is to propose a methodology for the effective use of the LCC indicator in the design of buildings. The methodology will be focused on obtaining accurate technical-economic information, such as repair and maintenance costs, construction life and acquisition costs. In this way, it will be possible to create high-quality constructions withoptimal life cycle costing. The effective use of the LCC indicator will contribute to better decision-making by investors and support a sustainable approach in the construction industry.
