Tato diplomová práce hodnotí náklady spojené s vlastnictvím investiční bytové jednotky, a to v průběhu provozní fáze životního cyklu. Jejím cílem bylo identifikovat jednotlivé nákladové položky, které souvisí se správou investičního bytu a určit jejich podíl v celkovém provozním nákladu. Práce postupně zkoumala jednotlivé nákladové položky a zjišťovala, jaké náklady přinášejí. Následně byly zjištěné informace aplikovány na modelovém případě investiční nemovitosti, tudíž mohly být sestaveny peněžní toky během třicetiletého hodnoceného období. V závěru práce byly porovnány zjištěné náklady s nabízenými službami na trhu, které se zaměřují na správu investičních nemovitostí. This thesis evaluates the costs associated with owning an investment apartment unit during the operational phase of the life cycle. Its aim was to identify the individual costs that are related to the investment in the apartment unit and to determine their share in the total operating cost. The thesis examined each cost item and identified the costs it generates in turn. Subsequently, the information found was applied to a model investment property case, thereby cash flows could be compiled over a thirty-year evaluation period. The thesis concluded by comparing the identified costs with the services offered in the market that focus on investment property management.
