Diplomová práce se zabývá vlivem polohy na cenu bytu v Olomouci. Teoretická část popisuje základní pojmy potřebné k pochopení dané problematiky a také uvádí metody ocenění použité v této diplomové práci. Praktická část diplomové práce popisuje lokalitu Olomouc a její jednotlivé části. Dále je uveden popis jednotlivých bytů, jejich umístnění, stav v jakém se nachází a další skutečnosti zjištěné při místním šetření, rozhodující pro účely ocenění. V dalších kapitolách je uvedeno ocenění porovnávacím způsobem pro odhad administrativní ceny a ocenění tržní pro odhad obvyklé ceny. Na závěr jsou vzájemně porovnány jednotkové ceny a zhodnocen vliv lokality na odhadovanou cenu bytu. The master s thesis deals with the influence of location impact on the price of housing units in Olomouc. The theoretical part describes some basic concepts, whitch are necessary for understanding the issue and also provides valuation methods used in this thesis. The practical part of the thesis describes the location Olomouc and its parts specifically. The following is a description of the apartments, their location, quality and other facts identified by the place investigation. Other chapters focuses on comparative technique method to estimate the administrative price and market valuation to estimate the market price. Finally are compared unit prices of the apartments to each other and evaluated teh influence of the estimated price of the apartment.
