Predmetom diplomovej práce Vliv nemateriálových faktorů na cenu rezidenčních staveb ve vybrané lokalitě Brno-venkov je ocenenie rodinného domu v troch rozličných lokalitách v okrese Brno-venkov. Ocenenie vybraného rodinného domu je vykonané porovnávacím prístupom pomocou metódy priameho porovnania. Medzi zvolené lokality patrí obvod obce s rozšírenou pôsobnosťou Rosice, obvod obce s rozšírenou pôsobosťou Šlapanice a obvod obce s rozšírenou pôsobnosťou Židlochovice. Cieľom práce je tiež porovnať vplyv nemateriálových faktorov na cenu rodinných domov vo vybranej lokalite. Jednotlivé vplyvy materiálových aj nemateriálových faktorov na cenu rodinného domu sú obsiahnuté vo zvolených multiplikačných koeficientoch, ktoré upravujú cenu porovnávaných nehnuteľností z vlastných databáz vzhľadom k oceňovanému objektu. The subject of the diploma thesis Influence of non-material factors on the price of residential buildings in a selected Brno-venkov location is the valuation of a specific family house in three different localities in the district of Brno-venkov. The valuation of the chosen family house is performed by a comparative approach using the method of a direct comparison. The selected localities include the district of the municipality with extended powers of Rosice, district of the municipality with extended powers of Šlapanice and the district of the municipality with extended powers of Židlochovice. The aim of the work is also to compare an influence of non-material factors on the price of family houses in the selected locality. The individual effects of material and non-material factors on the price of the family house are contained in selected multiplication coefficients, which adjust the price of the compared properties from their own databases considering to the valued object.
