Diplomová práce je zaměřena na analýzu dopadů revitalizace brownfieldu Nová Zbrojovka z pohledu investora. V teoretické části jsou popsány pojmy investice, hodnocení projektu včetně úrovní životního cyklu. Následuje popis ekonomické efektivnosti a jejich ukazatelů, konkrétně čisté současné hodnoty a vnitřního výnosového procenta. Další kapitolou je financování projektu, peněžní toky a rizika. Dále také teoretická část obsahuje vysvětlení pojmu developer a developerský projekt a brownfield. Praktická část diplomové práce popisuje projekt výstavby brownfieldu Nová Zbrojovka, stanovuje peněžní toky a ekonomickou efektivnost projektu, a také hodnocení investic nad rámec ekonomického zájmu investora. The diploma thesis is focused on the analysis of the impacts of the revitalization of Nová Zbrojovka brownfield from the investor's perspective. The theoretical part describes the concepts of investment, project evaluation including life cycle levels. This is followed by a description of economic efficiency and their indicators, namely net present value and internal rate of return. The next chapter deals with project financing, cash flows and risks. The theoretical section also includes an explanation of the concept of developer and brownfield projects. The practical part of the thesis describes Nová Zbrojovka brownfield development project, cash flows and economic efficiency of the project, as well as evaluation of investments beyond the economic interest of the investor.
