Diplomová práce se věnuje porovnání realitních trhů v České republice, na Slovensku a v Rakousku a jejich vývoji po roce 1989. První kapitoly jsou zaměřeny na definici obecných pojmů souvisejících s danou problematikou a také se věnují porovnání metod oceňování majetku v daných zemích i vysvětlení pojmu nemovitost v právních úpravách jednotlivých států. Další kapitoly se věnují vývoji realitních trhů s rezidenčními nemovitostmi a jejich vzájemnému porovnání a zároveň rozebírají dostupnost bydlení pro obyvatele zemí zejména z hlediska zatížení jejich příjmů při koupi nemovitosti nebo její financování hypotečním úvěrem. Také se v nich autor zabývá výhodností investování do nemovitostí v daných zemích z hlediska návratnosti investice. he master’s thesis is focused on the comparison of real estate markets in the Czech Republic, Slovakia and Austria and theirs trends since 1989. The first chapters are aimed at the general terminology that relates to the issue of real estate markets. Thesis is also aimed at comparision of properties evaluation’s methods in those countries and explains the concept of property in the country’s law. Next chapters are focused on comparision of the residential markets and analyse reachability of housing for residents according to their income as well as mortgage availability. Last chapter discuss about the convenience of investment to residential properties in terms of investment’s return.
