Tématem práce je operativní ekonomická analýza provozu administrativní budovy. Nejprve je v práci charakterizována konkrétní investice, čímž je administrativní budova. Jsou definovány náklady za pořízení, modernizaci a provoz dané budovy. Tyto náklady jsou poté rozděleny mezi jednotlivé kanceláře a společné prostory. V další části je provedena analýza trhu pronájmu kancelářských prostor. Cílem práce je stanovení nákladové a tržní ceny pronájmu a dále vyčíslení měsíčních zálohových plateb a celkového ročního vyúčtování. Následně je provedeno zhodnocení investice pomocí vybraných ukazatelů. The topic of this bachelor‘s thesis is the operational economic analysis of the operation of an administrative building. First topic that is characterized is specific investment into an administrative building. The costs associated with the acquisition, modernization, and ongoing operation of the building are defined. These costs are afterwards divided into individual offices and common areas. In the next section, an analysis of the office space rental market is conducted. The objective of this thesis is to determine the cost and market rental price and further calculate monthly advance payments and overall annual settlement. Subsequently, an evaluation of the investment is conducted using selected indicators.
