Tato diplomová práce se zabývá návrhem podnikatelského plánu pro založení a provozování penzionu na jižní Moravě, přesněji ve vinařskéobci Mikulčice u slovenských hranic. Součástí práce je provedení analýz externích i interních vlivů působících na podnik pomocí vybraných analýz, které jsou popsány v první části práce. Výsledky těchto analýz jsou rozvedeny v druhé části této práce, součástí je i primární výzkum poptávky metodou dotazníkového šetření potencionálních hostů. V poslední části práce je poté zpracován samostatný podnikatelský plán dle šablony popsané v první části práce. Podnikatelský plán je postaven na provedených analýzách a jeho součástí je realistický návrh provedení stavby a spuštění penzionu společně s jeho marketingovou a finanční strategií. This diploma thesis deals with the design of a business plan for the establishment and operation of a guesthouse in South Moravia, more precisely in the wine village of Mikulčice near the Slovak border. Part of the work is to perform analyses of external and internal influences affecting the business using selected analyses that are described in the first part of the work. The results of these analyses are elaborated in the second part of this work, which also includes primary research of demand by means of a questionnaire survey of potential guests. In the last part of the work, a separate business plan is then processed according to the template described in the first part of the work. The business plan is based on the analyses that have been carried out and it includes a realistic proposal for the construction and launch of the guesthouse together with its marketing and financial strategy.
