Cílem práce je charakteristika postupů a principů v rámci realizace investičního projektu na příkladu výstavby bytového domu včetně ekonomické stránky celého projektu na konkrétním příkladu výstavby bytového domu o třech bytových jednotkách. Pomocí výpočtů zhodnocuje celou ekonomickou stránku projektu. Práce poskytuje náhled o tom, co všechno obnáší takovýto projekt. Zabývá se legislativou spojenou se zahájením stavby nemovitosti, dále postupem všech nutných kroků spojených se stavbou a stavebním pozemkem. Obsahem je i reálný projekt nemovitosti od projektanta a cenové nabídky na výstavbu od stavebních firem. Pomocí metody dotazování byly zjištěny ceny pronájmů na trhu v oblasti obce Borovany, pro následné nastavení cen pronájmů. V závěru vyhodnocuje, zda je podnikatelský plán rentabilní či nikoliv a provádí komparace výnosů a nákladu související s realizací daného investičního projektu, včetně ocenění nemovitosti pro případný prodej. The thesis aims to compile and to characterise the principles as well as the procedures applied within the implementation of an investment project, using a specific example of the construction of a residential building with three dwelling units. On the basis, of executed calculations, the thesis evaluates the entire economic aspect of the project. The thesis contains an actual real estate project prepared by a designer, as well as price calculations of its implementation offered by construction companies. Using a questionnaire method, the market prices of rentals in the territory of Borovany were found out for the subsequent determination of own rental prices. The conclusion evaluates whether the business plan is profitable or not and compares the revenues to the expenses associated with the implementation of the investment project in question, including the estimation of the property value in case of its sale.
