Cílem práce je posouzení vhodnosti investičních příležitostí v současné ekonomické situaci a jejich komparace s investicí do nemovitosti jako zdroje budoucích příjmů. Dále je součástí práce sledování možností financování nemovitosti v komparaci s výnosem a zhodnocení závislostí mezi ekonomickými faktory a cenami nemovitostí na realitním trhu. Práce je rozdělena na dvě části, teoretickou a praktickou. Teoretická část se zabývá úvodem do problematiky investičních produktů, kdy popisuje základní charakteristiky jednotlivých produktů. Dále jsou představeny základní pojmy týkající se nemovitostí, vysvětleny náklady související s nemovitostmi a také různé způsoby investic do nemovitostí a možnosti jejich financování. Praktická část je zaměřena srovnání výnosnosti investice do nemovitostí a do finančních produktů. Provedena je také analýza závislosti cen nemovitostí na ekonomických faktorech. The aim of the thesis is the assessing of benefits of investment opportunities in current economic situation and its comparison to real estate investments as the source of future earnings. The observing of opportunities of real estate financing in comparison to earnings and assessing the dependence between economic factors and real estate prices on the real estate market is another part of the thesis. The thesis is divided into two parts, the theoretical part and the practical part. In the theoretical part an introduction to investment products and describing basic characteristics of individual products are presented. In addition, the basic terms connected to real estate are introduced and the real estate cost and the various ways of investing in real estate and the possibilities of their financing are presented. The practical part is focused on the comparison of profitability of investment property and financial products. An analysis of real estate prices dependence on economic factors is also performed.
