Bakalářská práce je zaměřena na vývoj a charakteristiku hypotečního trhu a hypotečních úvěrů v České republice. Cílem práce je popsat a vysvětlit vývoj hypotečního trhu v letech 2005 až 2016. Práce zahrnuje charakteristiku hypotečního úvěru a také stručný přehled státní podpory, kterou k hypotečním úvěrům stát poskytuje. Dále jsou v práci popsány nejdůležitější změny v oblasti hypotečního trhu, které nastaly na konci roku 2016 a na začátku roku 2017 v důsledku nového zákona o spotřebitelském úvěru a doporučení ČNB. Součástí práce je popsání závislosti objemu hypotečních úvěrů na výši úrokové sazby pomocí korelačního koeficientu. Závěr se věnuje zhodnocení práce a možnému budoucímu vývoji v oblasti hypotečního trhu. Bachelor thesis is focused on the development and characteristics of the mortgage market and mortgage loans in the Czech Republic. The aim of the work is to descripe and explain the development of the mortgage market between 2005 and 2016. Thesis includes characteristics of the mortgage loan as well as a brief overview of the state support granted by the state to the mortgage loans. Furthermore, the work describes the most important changes in the mortgage market which occured at the end of 2016 and at the beginning of 2017 due to the new Consumer Credit Act and recommendations of CNB. Part of the thesis describes the dependence of the volume of mortgage loans on the interest rate by the correlation coefficient. The conclusion focuses on the evaluation of the work and possible future development in the mortgage market.
