[cze][eng] Cílem bakalářské práce je zpracovat vhodný postup pro vyhodnocování efektivnosti investic ve vybraném podniku. Bakalářská práce je rozdělena na dvě navzájem propojené oblasti, teoretickou a praktickou část. Úvodní část bakalářské práce se věnuje základním charakteristikám investic. Praktická část je zaměřena na metody užívané k hodnocení efektivnosti investic. Na začátku praktické části je představena společnost XYZ a investice poskytnutá k analýze. Investiční projekt je vyhodnocen postupem používaným podnikem. Na základě výsledků je rozhodnuto o výhodnosti investice. Další kapitoly praktické části jsou zaměřeny na nově navrhovaný postup vyhodnocení investičního záměru podniku. Analyzují se základní účetní údaje. Jsou počítány potřebné parametry pro výpočet metod hodnocení efektivnosti investic. Parametry jsou určovány na základě scénářů vycházejících z různých možností vývoje investice. Bakalářská práce pracuje se scénáři rozdělenými na pesimistický, optimistický a realistický scénář. Zjišťovanými parametry jsou kapitálový výdaj, příjmy z investice, provozní náklady a očekávané peněžní toky plynoucí z investice. Základem pro stanovení parametrů je investiční kalkulace. Zapojení investičního rizika do rozhodování probíhá za pomoci různých výší diskontních sazeb. Určení diskontních sazeb je přizpůsobeno jednotlivým scénářům. Stanovené hodnoty jsou dosazovány do jednotlivých metod hodnocení efektivnosti investice. Z metod hodnotících efektivnosti investic jsou počítány dynamické metody, které počítají s faktorem času a rizika. Ze statických metod byly použity metody na bázi doby návratnosti investice. Některé statické metody jsou upravené o faktor času a rizika. Metody hodnocení efektivnosti investice zaměřené na míru výnosnosti jsou porovnávány s metodou rentability vlastního kapitálu (ROE).The main objective of this bachelor thesis is to creation the methodology of the investment efficiency evaluation in the company XYZ. This Thesis is divided into two parts. The first one is theoretical; the second one deals with implementation. Theoretical part is dedicated to basic characteristics of investment. The main reason is to make an evaluation of efficiency investment more understandable. The part dealing with implementation targets on methods used for the investment efficiency evaluation. Selected company XYZ as well as investments data available for this analyzation are introduced at beginning of the part in question. The investment is evaluated through the procedure used by the company and its efficiency is then determined on the acquired results basis. Following chapters focus on proposed methodology for evaluation of investment efficiency. Specific accounting items are analyzed. Further, parameters necessary for calculation of methods for investment efficiency evaluation are determined. The determined parameters are: purchase cost, revenue, running costs and expected investment cash flow. The parameters are based on the investment calculations. The parameters are resulting from scenarios. Bachelor thesis works with the pessimistic, optimistic and realistic scenarios. In decision-making process the risk of investment is taken into account through the different levels of discount rates. Determination of the discount rates is implemented into the individual scenarios. Above mentioned values are used in the various methods of investment efficiency evaluation. Used methods are dynamics and statics methods. Dynamics methods include risk and time factor. Some static methods are adjusted by the factor of time and risk. Methods of investment efficiency evaluation are aimed at the rate of return and compared with the method of return on common equity (ROE).
