Diplomová práce na téma "Hypoteční trh v České republice" má za cíl charakterizovat a analyzovat vývoj hypotečního trhu od jeho počátku až po současnost. V první části je popsána historie a obecná charakteristika hypotečního bankovnictví. Jsou zde také uvedeny veškeré právní normy. V další kapitole je popsán postup a jednotlivé etapy, které si musí projít každý žadatel o hypoteční úvěr. Další kapitola popisuje způsoby čerpání a splácení hypotečního úvěru. V závěru kapitoly je srovnán vývoj úrokových sazeb a objem hypotečních úvěrů podle doby fixace. Zároveň zde dochází k rozboru vlivu úrokové sazby na objem hypotečních úvěrů. Předposlední kapitola se věnuje veškerým nákladům spojených s žádostí o hypoteční úvěr. Vše je dáno do souvislosti s výsledky dotazování a jsou udělány závěry, jaké náklady mají vliv na počet žádostí o hypoteční úvěr. Poslední kapitola porovnává jednotlivé nabídky bank a rozebírá možné faktory, které mají vliv na konečné výsledky. Diploma thesis with the theme "Mortgage market in Czech Republic" has its objective in characterizing and analyzing the development of mortgage market from its beginning to the present situation. There is described the history and common characteristic of mortgage banking in the first part. There are also stated all related legal standards. There is described further procedure and particular phases which has to be completed by each mortgage loan applicant in the next chapter. Next chapter is focused on description of mortgage loan drawdown and its repayment. In the end of this chapter there is comparison of interest rate development and the mortgage loan volume according to the fixture time. Concurrently there is analyzed influence of interest rate to the volume of mortgage loans. Last but on chapter analyzes all relevant cost related to a mortgage loan application. Everything coming out from the previous analysis is put into the context with the results of my survey. Based on that the conclusions about impact of costs on number of mortgage loan applicatons are made. Final chapter compares individual bank offers and analyzes all possible factors which impacts final results.
