Cílem této diplomové práce je zpracování přehledu o stavu realitního trhu v regionu Strakonicko. Při zpracovávání daného tématu jsem si nejprve zhotovil literární rešerši, která se zabývá především vysvětlením základních pojmů týkajících se trhu s nemovitými věcmi a dále teoretickým popisem jednotlivých segmentů trhu. Dále jsem si stanovil metodiku, podle které jsem postupoval při vytváření vlastní práce. V praktické části jsem nejprve vytvořil podrobnou charakteristiku zkoumané oblasti, ve které jsem identifikoval vlastnosti celkového prostředí. Zaměřil jsem se především na nezaměstnanost, pracovní příležitosti, obyvatelstvo, infrastrukturu a další faktory, které mohou ovlivňovat ceny nemovitých věcí. Zkoumané území jsem rozdělil do tří částí podle největších měst v regionu. V každé z nich jsem sledoval ceny nemovitostí v jednotlivých segmentech. Konkrétně se jedná o trh s byty, rodinnými domy, stavebními pozemky a komerčními nemovitostmi. U jednotlivých segmentů jsem stanovil kvalitativní, stavebně technické, urbanistické a ekonomické charakteristiky zástupců. Poté jsem číselně znázornil cenové rozpětí jednotlivých skupin nemovitých věcí a provedl analýzu realitního trhu. The aim of this thesis is to proces a digest about a status of real estate market in the region of Strakonicko. While proceeding the given topic I first made a literary background research, which is above all engaged in the explanation of basic terminology connected with the real estate market and also in the theoretical description of individual segments of the market. Furthermore, I prescribed a methodology, which I later acted upon during a creation of my own thesis. In the practical part of the thesis I first of all created a detailed characteristics of the researched area and identified characterisctics of a full area. I focused especially on unemployment, job opportunities, population, infrastructure and other elements which can influence the prices of real estates. I divided the researched area into three parts according to the biggest towns in the region. In each of these I observed the prices of real estates in the individual segments. Concretely what is discussed here is the market with flats, detached houses, building ground and commercial real estates. I stated qualitative, build-technical, urbanistic and economic characteristics of agents for individual segments. Afterwards I numerically represented a price range of individual groups of real estates and analysed a real estate market.
