[cze][eng] Bakalářská práce zkoumá faktory ovlivňující výši nájmů u krátkodobých a dlouhodobých pronájmů v Praze. Významné faktory pro krátkodobé pronájmy jsou: počet hostů, počet ložnic, existence výtahu a polohové faktory. Pro dlouhodobé pronájmy jsou významné tyto faktory: stav nemovitosti, její dispozice a plocha, možnost parkování, existence výtahu, zda je nemovitost vybavena a polohové faktory. V další části práce je hledána situace, kdy se majitelům vyplatí pronajímat na krátkodobé pronájmy. Je k tomu využívána míra obsazenosti. Počítá se minimální míra obsazenosti, kdy se majitelům vyplatí pronajímat na krátkodobé pronájmy.The bachelor thesis examines the factors affecting short-term and long-term rentals in Prague. Significant factors for short-term rental are: number of guests, number of bedrooms, existence of a lift and positional factors. Significant factors for long-term rentals are: the condition of the property, its layout and space, parking, existence of a lift and positional factors. The next part of the thesis is searched situations where it is better for owners to do short-times rentals. The occupancy rate is used for it. The minimum occupancy rate is calculated for situations where it is better for owners to do short-times rentals.
