Cílem bakalářské práce je zpracovat finanční analýzu klíčových generátorů hodnoty společnosti CA Immobilien A.G., která se zabývá pronájmem, výstavbou a prodejem nemovitostí. V teoretické části si nejprve definujeme jednotlivé metody, které budeme používat pro tvorbu finanční předpovědi a finanční analýzy. Dále pak provádíme analýzu jednotlivých kancelářských trhů, na nichž společnost podniká. Na základě zde získaných informací pak konstruujeme finanční plan společnosti pro roky 2015-2020. Na výslednou časovou řadu (2013-2020) pak aplikujeme samotnou finanční analýzu. V průběhu práce se dále zaměřujeme na porovnání vybraných tržních ukazatelů s několika kótovanými konkurenčními společnostmi a dále vyhodnocujeme vybrané násobitele kapitálového trhu. The goal of the bachelor thesis is the financial analysis of the key value drivers of CA Immobilien A.G., a company which is renting, developing and selling office properties. In the theoretical part, we define the methods, which we subsequently use for calculating the financial forecast and financial analysis. Then, we proceed to analyse the individual office market, on which the company operates. Then, based on the derived data, we construct the financial forecast for the years 2015-2020. We then analyse the resulting time-series (2013-2020). In the course of the thesis, we also focus on comparison of selected indicators with several listed peers, as well as evaluate several capital market multiples.
