Diplomová práce má charakter studie proveditelnosti, která může posloužit pro realizaci menšího developerského projektu za úcelem rekonstrukce administrativní budovy v soukromou kolej. Předmětem práce je představit základní strukturu realizace i provozu celého projektu a z hlediska finanční efektivity vyhodnotit možný investiční záměr dle předstáv soukromého investora. Práce podrobně popisuje současnou situaci vysokoškolského ubytování na slovenském trhu, důvody pro takovou investici, aspekty rekonstrukce, plán provozu a finanční stránku celé investice. Diploma thesis has a character of a feasibility study which may serve for implementation of a smaller development project. This project is focused on the creation of student dormitory on university level by reconstructing an administration building. The goal of the thesis is to present a basic structure of implementation of such development project from construction and operation view and in terms of financial evaluation based on requirements of a private investor. Furthermore, the document describes in detail the Slovak accommodation market, reasons for such an investment, aspects of reconstruction, operating plan and financial side of the entire investment.
