Tato bakalářská práce se zabývá rozvojem hypotečního úvěrování na území České republiky. Na začátku práce jsou popsány hypoteční úvěry obecně -- jejich charakteristika, vlastnosti, historie, zajištění a dále samotný proces schvalování hypotečního úvěru od žádosti o úvěr až po splacení hypotéky. Definuje základní pojmy hypotečních zástavních listů a řízení úvěrového rizika. Praktická část práce obsahuje analýzu počtu nově poskytnutých hypotečních úvěrů od počátku 90. let 20. století až po současnost a zobrazuje jejich závislost na vývoji úrokových sazeb z hypoték. This bachelor thesis aims to describe development of mortgage loans in the Czech Republic. General description of mortgages is given in first parts of the work. Their characteristics, properties, history, hedging and also the process of mortgage lending are described. Basic concepts of mortgage bonds and credit risk management are defined. The empirical part contains analysis of the number of mortgages since the early nineties until now. The relationship between the quantity of mortgages and interest rate is described.
