Prvním důležitým cílem této diplomové práce je seznámit čtenáře s teoretickou základnou oceňování nemovitostí, tzn. vymezení základních pojmů a metod se zaměřením na metody tržní. Druhým hlavním cílem je ocenění bytu v praktické části. S tím souvisí nejen volba a aplikace vhodné oceňovací metody, ale také provedení důkladné analýzy relevantního trhu nemovitostí.Předmětem ocenění je byt 2 + 1 v Pardubicích. K jeho ocenění jsem použila metody tržního porovnání a metody výnosové. The first important aim of this thesis is to give the reader information about the real estate evaluation theory, which means definition of the basic terms and methods, above all in market evaluation. The second important aim is to appraise the apartment in the practical part of this thesis. It means not only choice and application of appropriate evaluation method, but also elaboration of thorough real estate market analysis. Subject of evaluation is the 2 + 1 apartment in Pardubice.I applied the methods of market comparison and revenue methods.
