Bakalářská práce se zaměřuje na vývoj hypotečních úvěru v České republice a na Slovensku. V první části je popsána historie pojmu hypoteční úvěr, počátky hypotečního bankovnictví v ČR, ekonomické prostředí a faktory působící na hypoteční trh. Druhá část se zaměřuje na vývoj samotných hypotečních úvěrů. Jsou zde rozebrány jednotlivé typy hypotečních úvěrů s ohledem na jejich vývoj v čase. Závěr kapitoly charakterizuje vlivy finanční krize na hypoteční trh a výhled budoucího vývoje. Poslední kapitola se věnuje slovenskému hypotečnímu trhu. Objasňuje odlišnosti a rozdíly vývoje ve srovnání s Českou republikou. My Bachelor thesis is focused on the mortgage loans development both in the Czech Republic and Slovakia. In the first part I closely describe the history of mortgage loans, the origins of the mortgage banking in the Czech Republic, the economic environment and factors affecting the mortgage market. The second part deals solely with the mortgage loans development. Therefore every particular type of a mortgage loan is examined regarding their progress in time. The end of this chapter defines the impacts of the financial crisis on the mortgage market and an outlook for the future advance. The last chapter copes with the Slovak mortgage market. In this part I explain the differences and dissimilarities in the development in comparison to the Czech Republic.
