V teoreticko-metodologické části práce jsou nejprve definovány základní pojmy z oblasti oceňování nemovitostí a jsou popsány základní podklady pro ocenění. Dále je v této části popsán systém oceňování nemovitostí v České republice a zahraničí. Teoretická část práce je zakončena rešerší hlavních institucí sdružujících oceňovatele. V analytické části je provedeno tržní a administrativní ocenění bytového domu v Praze. Práce poukazuje na problematiku "regulovaného" nájemného při ocenění nemovitosti a navrhuje vlastní postup tržního ocenění. V závěru analytické části poukazuje autor na hlavní rozdíly mezi tržním a administrativním režimem oceňování nemovitostí. In the theoretical part of the work, firstly, the basic concepts of the property valuation are defined and there are also described the primary basis information types for valuation. Furthermore, this part describes the system of property valuation in the Czech Republic and abroad. The theoretical part is concluded with the retrieval of the main valuers umbrella organization. The analytical part deals with market and administrative valuation of an apartment building in Prague. The thesis is focused to the issue of "regulated" rents in the property valuation process and proposes its own market valuation method concept. Finally the author points out the main differences between the market and administrative system of property valuation.
