Methods of real estate valuation on market principles

This thesis solves the valuation of real estate assets for banking purposes. Part of this thesis is concerned about real estate market analysis and evaluation of potential impacts on the usual price including potential risks. Real estate, which will be taken into account, is situated in Brno, in the distrcit of Žabovresky. Property valuation is assessed using two valuation methods and the final cost is determined based on these methods.
The return on investment associated with the construction of a residential building in Česká Třebová

This diploma thesis is focused on return on investment associated with the construction of a residential building in Česká Třebová. First, the author finds all costs associated with the construction of a residential building. Subsequently, the residential building will be evaluated according to the law, as a complex and as an individual flats. It will also be based on the prevailing prices of rents calculated yield value of the house. Then the comparative method provides the prevailing price of apartments in the area and find out how much revenue would amount to, if the house is sold off for flats. Finally the resulting values are compared among themselves and determine the best option to deal with new residential building in Česká Třebová.
The Impact of the Implementation of the Wall Construction on the Building Construction Cost

The first theoretical part of the thesis quotes different types of prices and methods of pricing, including the international pricing standards. The second theoretical part deals with history of civil engineering, sorts of building structure and their construction. The practical part of the thesis examines 6 variants of vertical building structures considering their prices, thickness of walling masonry and overall coefficient of heat transfer. Every structures cover description of their construction inclusive making reference to pros and cons. The outcome of each structure is presented in graphs. At the end of the thesis, one particular building material is chosen as the best, in accordance with the criterion hereinbefore.
Valuation of real estate for bank purposes

The thesis is focused on analyzing the general practice appraiser or expert in the valuation of property for purposes of bank. Domestic banks for their own purposes require an estimate of a normal price. According to established procedures were estimated normal price of administrative building, located in the statutory city Havirov. To determine a normal price has been used three methods - cost method or material value, the comparison method and the yield method.

This thesis deals with analysis of funding one's housing in the Czech Republic and with proposal of this funding in the given, certain conditions. In the first part mortgage loan and building savings are theoretically described. In the second part there is analysis of current situation on the market. Last part is focused on model situation of mortgage loan and building savings loan and reflects on better variation in the particular conditions. Combination of both variations is also mentioned there.

Explanation of basic terms on the major fields of housing financing is covered in the theoretical part. The practical part focused on analysis of the present condition connected with the above mentioned topic. In addition, a model situation of author´s own housing financing is included in the thesis. Both the lease and the purchase of housing are compared.
