Modelling of Financial Resources of Construction Order from the Aspect of Investor

The aim of my bachelor´s thesis is to show options of funding in public builders contract from European fund. The theoretical part explains and specifies most important concepts which are regarding these issues and shows public sector all together with explanation of basics concepts and forms of funding in public contract. The second part is practical and we can find there models of flow of subsidies, all costs and drawing of suitable loan for financial of public builders contract. The model is performed on two different projects which are mutually compared and evaluated.

The aim is to analyze the model of financial management and analysis of building contract cost management and financing on selected construction contract.
Real estate market analysis in selected location

The bachelor thesis provides an analysis of the real estate market. The subject of the analysis is the sale of flats in a specific parts of Jihlava, within all its cadastral areas. The main focus is the average prices of flats divided according to several parameters, primarily the flat layout. At first, the basic terminology is determined, including technical and economic terms used to process collected data. Consequently, the basic pricing methods of the estate are explained. The rest of the thesis describes in detail the real estate market including objects that are being traded and participating subjects. Factors affecting demand and supply are also mentioned here. In the practical part, the data are processed in order to show the results in the form of the average price for a square meter. Considering changes of rules in mortgage offer, which is the most used source of financing, the alternative, in a form of flat rental, is demonstrated.
Risk Management in the Construction Company

The thesis deals with risk management in the construction company. There are described the concepts related to the issue, that is characteristic of the construction company, risk classification, marking out the risk factors, the determination of significance of risk factors and identification of potential risk factors, consequences on the economic situation of the construction company. In the practical part there are certain risk factors analyzed in the selected building company. In addition to their significance are determined based on the method of risk assessment matrix and consequently the most significant risks are reflected in the financial plan construction company. In the last section are suggested measures and recommendations for the company to reduce the impact of risks on the economic situation of the company.
Comparison of Services of Banking Institutions in Relation to the Financing of the Property

The object of the thesis is the comparing bank services and evaluation of the most advantage variants of house financing. Thesis has two parts. In the theoretical part is defined topic housing finance, valuation and real estate market. In the practical part is compared twelve mortgage. Selected the best product and compiled repayment schedule.
Management of Current Assets in Construction Company

The thesis deals with the management of current assets in a selected building company. The current assets are defined, their structure is set out and the management of individual items of current assets is outlined. The case study deals with the current assets management in line with the internal guidelines of the building company. Subsequently an analysis of the current assets development over a certain period of time is carried out. The analysis is based on selected financial analysis methods. The aim of the thesis is to explore the conformity of the development in the analysed current assets with the internal guidelines of the building company.

The topic of my thesis is overhead costs in a construction company. The theoretical part of the thesis explains what is a construction company, what types of costs are, how costs are managed and what calculation methods are used. In the practical part is characterized the analyzed company. The style in which a company manages and calculates overhead costs. After this is created another way of calculating overhead costs, application of this method to the actually performed contract and then there is compare of both methods. At the end of the practical part is the evaluation.

The Master thesis contents a propsal and evaluation of an investment project. The master thesis is divided into a theoretical and a practical part. The theoretical part describes the investment project together with an investment plan. The investment plan is further developed in more details and deals with a market analysis, a marketing plan, a size and a location of a company, its human resources, an operating plan, a financial plan, a financial analysis and above all with methods of assessment of investment projects. The practical part focues on a specific investment project proposal and its subsequent evaluation. The proposal offers a marketing research with a financial plan and financial analysis. The assessment of the project is carried out by using different methods of assessment of investment projects.
Financing a Development Project

This thesis focuses on the issues related to the requirements of the financing development projects. In the first part, the basic concepts the area of the development process (developer, development, development process) and also the players, and specification of financial opportunities of these projects. The second part (case study) deals with the specific nature of the residential development project. The aim of the report is describe the pre-development phase of a selected development project in conjunction with the setting of cash flows of the project and any supporting documentation to the application for a bank loan. In conclusion, the thesis explains the specifics of project loans and other useful products, not only banking institutions.
Creating of the Financial Plan Variant of Public Order from the View Investor

The theoretical part is focusing on issue of public orders, preparation and planning orders and finally on their financing support. Practical part of dissertation is described specific public order, for which they are created variants of financing plans.
