Tato bakalářská práce je zaměřena na oblast hypotečních úvěrů z pohledu jejich právní úpravy, jejíž část prošla v současné době značnými změnami, a to především díky novelizaci zákona o spotřebitelském úvěru. Nejprve jsou rozebrány pojmy obecně související s hypoteční oblastí, dále je pozornost zaměřena na vybrané zákony upravující tuto oblast. Pozornost je následně věnována roli centrální banky na hypotečním trhu a na změny, kterými v současné době prochází. Přínosem je přehled právní úpravy hypotečních úvěrů včetně aktuálních změn a demonstrace výpočtu některých ukazatelů spjatých s oblastí hypotečního úvěrování. Konkrétně se jedná o propočet roční procentní sazby nákladů (RPSN) a demonstraci rizika, které pramení pro banky ze změněné legislativy předčasného splácení. This bachelor thesis is focused on the field of mortgage loans and their legislation in the Czech Republic since there have been many changes in this area recently. The market has also been affected by the changes related to the position of the Czech National Bank. The thesis provides insights into the terms associated with the mortgage loans in general. Secondly, it focuses on summary of the most important laws related to the area of mortgage loans. The next part looks at the position of the Czech National Bank and the changes that have been recently brought to the market. Following is the calculation of the annual percentage rate of charge (APR) and demonstration of the risk that results from the changes in legislation of early repayment.
