(česky) Hlavním cílem, kterým se tato bakalářská práce zabývá, je posouzení efektivnosti investice do rodinného pasivního domu. Úkolem bylo určit, zda se investice do vyšší pořizovací ceny pasivního domu vyplatí z hlediska ročních úspor plynoucích z nižší potřeby energie na vytápění v rámci provozu pasivního domu. Efektivnost této investice byla zkoumána na konkrétním případě pasivního domu, který se nachází nedaleko Prahy. Hodnocení efektivnosti investice bylo provedeno pomocí dynamických ukazatelů, jako je čistá současná hodnota a vnitřní výnosové procento. První kapitola teoretické části se zabývala základními otázky ohledně pasivních domů, druhá kapitola byla zaměřená na investiční činnost a na metody a ukazatele hodnocení investic. Praktická část se už zabývala samotným finančním hodnocením konkrétního pasivního domu. Ukazatele, které byly použity k hodnocení, ukázaly, že tato investice není efektivní a nedoporučovaly by ji. Na závěr byla zkoumána situace, kdy by investice byla podpořena státní dotací. Za této situace by vyšla investice do pasivního domu jako výhodná. (in English): The main goal of this bachelor work is the evaluation of the efficiency of the investment to the family passive house. The task was to identify, whether the investment to more expensive passive house is worth the expected annual savings resulting from the energy savings on heating in the passive house. The efficiency of this investment was examined on the specific case of a selected passive family house near Prague and the evaluation of this investment was done by assistance of dynamic economic methods and indicators. The first chapter of the theoretical part deals with the fundamental questions about passive houses. The second chapter is focused on investment activities and the methods and indicators of financial evaluation of investments. The practical part deals with the financial evaluation of the specific passive house itself. The indicators used for the evaluation showed, that the investment is not effective and profitable. In the end, the situation was examined, when the investment would be supported by the state financial grant. In this situation the investment to the passive house would be profitable.
