The Impact of Local Social Pathology on the Value of Real Estate

The subject of this diploma thesis is a comparison of the influence of socially pathological phenomena on the price of a real estate and subsequent suggestion of solution of this problem. The social environment can have a negative or a positive effect on the real estate market, depending on the nature of its transformation. The location is characterized by physical, social and economic factors. One of the aims of this thesis is to capture and compare these impacts in a selected area of the city of Brno in local context. It focuses on socially pathological phenomena connected to crime and parameters that affect crime occurrence.

The theoretical part of the thesis describes the requirements for meat processing and for the production of meat products and their marketing. The technological sche-me of production, the necessary background for the production of sausages and the requirements for production today and in the past are also described here. In the practical part of the thesis, we examined the production process of Poličany salami, Hunter's salami, and Hunter's and Pirate's sausages. In this investigation, we were investigating production losses. These losses are very balanced and for Poličany salami they are 35.54%, for Hunter salami 36.11%, for Hunter sausages 43.82% and for Pirate sausages 43.54% of weight. Furthermore, it was investigated how these los-ses affect the price. We have found that when stored longer than necessary, the weight is constantly reduced and thus the manufacturer loses any profit. The last parameter assessed was sensory quality. In this case, we found that sausages are preferred less dried among men, on the contrary, more dried among women. In the case of salamis, it turned out that Hunter's salami is better less dried, on the contrary, Poličan salami is more.
Price Impact of Order Book Events in Bitcoin Market

1 Abstract This thesis examines the price impact of order book events in the Bitcoin mar- ket. Using the data obtained from Binance exchange, the thesis shows that short-term price changes can be explained by high-frequency demand-supply interaction depicted in the Limit Order Book (LOB). The thesis demonstrates that the instantaneous price impact function has a non-linear shape, indicating that small and large orders have di↵erent e↵ects on price, potentially leading to opportunities for price manipulation and quasi-arbitrage. Additionally, the analysis confirms the inverse relation between the price impact coe cient and market depth. Furthermore, the thesis observes that there are no clear intraday patterns for the price impact coe cient. These findings provide valuable insights into the understanding of Bitcoin's price dynamics, benefiting traders, investors, and policymakers seeking to understand the complexities of the cryptocurrency market. 1

Analysis of index of structure and equipment of family houses for comparative method set out in valuation regulations

Comparative method set out in valuation regulations is used since 2009 and the present has undergone minor changes. The method has not been subjected to deeper analysis. Article aims to analyse the index of structure and equipment of comparative methods for family houses, paying particular attention to the individual qualitative zone and their values. Price increases and reductions of qualitative zones compare with valuation of structures and equipment for cost method set out in valuation regulation. The analysis shows that the most fundamental factor affecting the price of a family house are vertical structures. Other fundamental factors are horizontal structures or bases, but for comparative methods are not evaluated. Public connections also affect the set out price of the property, but both methods evaluate them differently. On the basis of the analysis is also possible to propose measures leading to refining comparative method for family houses. The proposed measures could be directed to the authors of valuation regulations and initiate the amendment or change.
