Thesis defines the basic notions connected with valuation and describes the methods of valuation. Valuated flats are situated in Písek and surrounding. Work includes description given to areas and maps local situation in the marketplace with flat unit. Flats were selected with different layout.

The Real Estate Market Research in the Czech republic

The thesis deals with the real estate market research in the Czech republic, especially with the residential market. The main objectives are to create a survey about the development of the czech real estate and to identify and to introduce the main czech real estate specifics, to introduce and to compare selected real estate agencies and real estate servers. By using qualitative research there is defined behavior of the Czech people tending to buy or sell the realty. By using quantitative research, specifically by using questionnaire survey, there is examined knowledge of Czech real estate agencies and real estate servers and satisfaction with their services. This thesis also deals with the research of the the real estate perception. The objectives of these surveys are to identify behavior of the buyers and sellers, to identify their perspective and their knowledge of real estate agents. At the conclusion of the thesis there are shown the expert views on the current and future situation on the real estate market.
A comparison of legal regulation of the cadastral in Czech republik and Russian federation

The aim of the thesis is to describe the real estate legislation in selected areas and to summarize the differences between the legal real estate in the Czech Republic and the Russian Federation. This theme was chosen in order to highlight the diversity of real estate legal institutions in both countries. A common feature of the legislation in both countries is that their skills are performed in a professional manner in accordance with applicable standards and regulations of the country. The thesis is divided into six chapters. The first chapter deals with the characteristics of real estate in the Czech Republic. The main resource of law in this field is the Law No. 344/1992 Coll. Cadastre. The second chapter deals with the characteristics of real estate in Russia. The third chapter discusses the changes which currently rules the Land of the Russian Federation passed. The old provisions of the Act are replaced by more modern and the law generally becomes easier. A special feature of the Russian legislation, the institute cadastral engineer, which is entirely devoted in the fourth chapter. The fifth chapter describes the specific differences in the area of real estate law in both countries, and the last sixth chapter deals with the future developments in this area of law in both countries

The first chapter of this bachelor thesis follows the development of the real-estate market, particularly the market of residential development and describes its current status. The second chapter is focused on the development process and discusses the steps that should be made by developer during the planning and subsequent construction of the project. The third chapter is devoted to the sale of flats to new owners. The last chapter outlines the problems of client changes and describes the implementation of the different categories of client changes.
Evaluation of realty by cost approach, market approach and their comparison

This paper in the theoretical part is describing common used terms of terms of appraisement of real estates. In the practical part there are used three methods of appraisement to determine a price of family house. The results of single methods are compared in the end of paper.
