Revealed preferences for outdoor recreation in natural areas - Czech and European perspective

Kaprová (2019): Revealed preferences for outdoor recreation in natural areas - Czech and European perspective Abstract of the Doctoral Dissertation The dissertation thesis focuses on the investigation and synthesis of recreation welfare benefits associated with natural areas in the Czech Republic and in Europe. The dissertation thesis consists of five case studies. These represent various geographic levels of analysis: the level of one single recreation locality, the national level that takes into account large natural recreation sites in the Czech Republic (including protected areas), and a synthesis of results of studies on the European level. The methodological approach is based on the theory of environmental economics and employs non-market valuation techniques based on methods of revealed preferences, namely the hedonic pricing method and two types of travel cost modelling. In Study I, we examine how the presence and characteristics of urban greenery affect property prices in Prague. The results confirm that proximity to greenery and its area are important determinants of housing prices in Prague, which means that residents realize the positive values provided by urban greenery, including recreational ecosystem service. Hedonic Price Method

Moje bakalářská práce je tématicky zaměřena na popis metody ekonomického hodnocení přírodních statků, konkrétně na metodu hedonické ceny. Jádrem bakalářské práce je použití metody hedonické ceny, s důrazem na determinanty poptávky, které vstupují do modelu pro zjištění implicitní ceny vybraných environmentálních charakteristik. Důraz je kladen na determinanty implicitní ceny na trhu nemovitostí. Významnými proměnnými, které vstupují do odhadu hedonické ceny na trhu nemovitostí jsou téměř vždy socioekonomické charakteristiky populace a dále atributy sledované environmentální změny. Hlavními zdroji mé práce je databáze EVRI; vědecké časopisy (např. Journal of Environmental, Economics and Management; Environmental and Ressource Economics; Journal of Public Economics aj.); Garrod, D. et Willis, K. (1992); Kolstad, C.D. (2000) aj. Bakalářská práce je zpracována v rámci projektu IGA VŠE, který je zaměřen na Aplikaci teorie hedonické ceny na trhu pracovních sil a nemovitostí v ČR. Mým cílem bude tedy analyzovat metodu hedonické ceny pomocí lineární regrese a ze zjištěných výstupů zjišťovat implicitní cenu, dále provést důkazy o vlivu přírodních charakteristik oblasti na cenu nemovitostí. Tyto charakteristiky tvoří závislost, jejíž funkci se pokusím dokázat.
