Valuation of a company: Amaprint Kerndl s.r.o.

The master’s thesis aims at valuation of a selected company. Valuation is based on the yield methods of appraisal. The first part defines the theoretical background used in the second part. The second part is practical and works with real data of existing company. Strategic and financial analyses were used to evaluate selected financial indicators. The pessimistic and optimistic variants of the financial plan are part of the thesis. The financial plans are based on percentage proportion of takings. These plans establish a starting point for valuation of the company based on discounted cash flow. The aim of the thesis is to determine the value of the company at the time of appraisal.
Comparison of Selected Methods of Valuation of holiday cottages in the Village of Dolany near Olomouc

The diploma thesis is devoted to a comparison of selected methods of the valuation of real estate type holiday cottage in Dolany near Olomouc. In first part is presented the location Dolany, next is presented the basic terms related with real estate valuation and first part will complete description of valuation methods. The practical part will include valuation of five selected holiday cottages. They used valuation methods: comparative method, cost method and direct price comparison. The result will be valorization of appropriateness methods used for different types of valuation and their evaluation with the best method for chosen property type in the locality.
Building valuation methodology by regulations No. 441/2013 Coll. and No. 419/2013 Coll.

The thesis deals with the differences in the valuation of buildings by valuation public notices no. 441/2013 Coll. and no. 419/2013 Coll. and explanation of differences in valuation on the example of a house in listed cities and villages in 2,000 and over 2,001 residents with final execute decision-making schemes for the selection of the different methodologies in regions and districts of the Czech Republic. The theoretical part focuses on the basic concepts and the use of various valuation methodologies. The practical part is honored family house without land using the reference method in accordance with Decree no. 441/2014 Coll. and in accordance with Decree no. 419/2013 Coll. The results are applied in the decision scheme for the selection of individual valuation methodology.

The aim of the diploma thesis is to assess to what extent does an reconstruction of houses affect the usual price. The theoretical part is focused on the basic therms and description of used methods in valuing of family hauses and the practical part deals with creating of database from bid prices of comparable objects and then by calculation the direct comparison of the market price of family houses. Further tasks are to find the cost price in accordance with the valid valuation regulation and also to find the comparative price in accordance with current pricing regulation. In the conclusion of the diploma thesis there is a comparison of prices according to the used valuation method.

The diploma thesis deals with engineering system innovation using TRIZ methodology. This methodology uses algorithmic approach to problem solving and divides innovation into two parts, the analysis and synthesis part. The analytical part consists of steps to help find the problem and its essence, by contrast, offers a part of synthetic procedures to deal with them. The general aim is the utilization of steps and procedures contained in the analysis and synthesis part of the TRIZ methodology to a specific engineering system innovation.
