This master’s thesis deals with processing business project building boarding-house in Tisnov area. Theoretical part includes investment decision, business project, methods of economic evaluation investment and defines tourist trade. Practical part analyses present situation, description of boarding-house and environment, influence the crisis on accommodation. Design part costs accounting project, predicting incomes, net use of beds and average price in accommodation. Master’s thesis also rates investment efficiency by means of net present value and pay-off period.
Business plan "Construction and operation of the boarding house"

The aim of the thesis is to process a detailed business plan with the topic "Building-up and Running of a Boarding-house" which is viable. A part of the thesis is a literrary recherche which submits theoretical knowledge from the chosen area. Basic therms from the area of business and agrotourism are submitted by the author.The business plan and its individual parts follow. The information in this part originated via studying of technical literature and its implementation.The information is further used in a practical part of the thesis. The complete business plan of Agropenzion Zlatý Dvůr is processed in the practical part of the thesis.The business plan itself is made of the front page (showing basic information about the business), a content, an executive summary, a description of the business opportunity, the aims of the firm and its owners, a marketing plan, an operation plan, personnel sources, a financial plan, an analyses of the environment with chosen analyses.

The development of business accommodation facilities.

The goal of this thesis is project of developing accommodation. The main subject is private family business (pension) in spa town called Třeboň located in South Bohemia. In the beginning of this thesis are decribed typological kind of customers, principal and strategy. In the second part are analyzed both outdoor and internal environment of Třeboň. On the basis of this reserch is SWOT analyse comleted. Conclusion of this research are suggestions to attract new customers for Pension Markéta off season on travel packets and mainly decrease energetical demands on maintainance Pension in cold winter season (from October till April).
Boarding-houses Valuation

The thesis deal with boarding-houses valuation methods. Boarding-house is a special business with real estate as the main asset. That's why we can value it as a business or as a real estate. In order to solve the dilemma, there is valued one innominate prague boarding-house as a business and as a real estate, too, in the thesis. The goal is to find out the boarding-house market value on 31. 12. 2010 and to decide on the best way of boarding-houses valuation. Next goal is to find out, whether is it better keep running the boarding-house, or let the rooms individually as the flats. The thesis is oriented on a practical application of real estate and business valuation, that's why the theoretical part is very brief. In practical part the boarding-house is first valued as a real estate and second as a business. In conclusion the final market value of the boarding-house is settled, it is resolved whether to value bording-houses as a real estate or as a businesses and it is decided of the best use of the real estate.
