Economic and Financial Evaluation of Investment Project

This bachelor thesis deals with the economic and financial assessment of an investment plan on a plot of land in Ostravice in the Moravian-Silesian region. The investor's investment intentions are the sale of land or the construction of apartment buildings and subsequent rental. The theoretical part of the work explains the basic terms and practices for assessing the economic and financial aspects of an investment project. The practical part of the work deals with the assessment of the cash flows of the given investment plans and the evaluation of the best profitability for the investor. At the end of the work, various options for financing the project are elaborated.

The diploma thesis addresses the current range of offer prices of building plots, the attractiveness of partial localities, the preferences of buyers and, last but not least, what factors are the prices most influenced in the territory of the municipality with extended powers of Trhové Sviny. The basis for the evaluation is a database of prices of land offered in the area from January 2018 to April 2020. Market analysis is part of the work and contains the basic characteristics of municipalities, which allowed their segmentation and evaluation of results.
Applying a market analysis to a real estate appraisal

The diploma thesis focuses on a market analysis of a selected segment of a residential market and subsequently estimates the value of a real property from that segment. The aim of this work is to apply the analysis's conclusions to the appraisal of a family house and assess the extent in which the administrative value of the house approximates its market value. The introductory part explains the most important concepts and methods used. The core part is divided into two parts -- market analysis and the appraisal itself. The market analysis is based on a top-down method that first concentrates on a macroeconomic situation of the economy and then on a selected segment of the real estate market. Value of a chosen real property -- a family house -- is estimated using four different methods: administrative costs approach, administrative comparison approach, reproduction costs approach (market based) and sales comparison approach. In its conclusion the thesis evaluates current perspectives of family houses' market and based on results of methods used estimates the final market value of the chosen real estate.

The first important aim of this thesis is to give the reader information about the real estate evaluation theory, which means definition of the basic terms and methods, above all in market evaluation. The second important aim is to appraise the apartment in the practical part of this thesis. It means not only choice and application of appropriate evaluation method, but also elaboration of thorough real estate market analysis. Subject of evaluation is the 2 + 1 apartment in Pardubice.I applied the methods of market comparison and revenue methods.
