The price source reducing coefficient impact on total index of dissimilarity by the real estate valuation comparative method

True market prices of real estates, unlike bid prices, are often hard to reach. Nevertheless, this information is necessary for many direct and indirect real estate market subjects, especially for valuation purposes. Therefore the bid prices of concrete real estates are often used, but they are not generally equivalent market prices. And so it´s necessary to find some way to convert bid prices to market prices. This dissertation thesis shows definite approach to this issue. Market price and bid price rate is estimated by multi-dimensional linear regression model and non-linear estimations of simple regression. Multi-dimensional linear regression model estimates the values of this rate from other variables, like supply duration, price line according to localities and other. Non-linear estimations of regression function were used for the trend bid and market price modelling in dependence on number of the population in various localities.
Alternative ways of setting the material value of buildings

In the process of property appraising, the material value of a building is usually set in these ways: - through a proceeding in compliance with the regulation to the law on property appraising without considering the coefficient of marketability (Kp), - through a detailed item budget or with the aid of aggregated items, - through a calculation based on technical-economic indicators (THU). In all cases, calculation of wear based on the age of the building or its parts is applicated without sufficient considering the real technical condition of the building. The thesis is concerned with working out a more precise option of the last mentioned way of setting material value of a building, i.e.on the base of price indicators. The aim of the thesis is to suggest a method of property appraising through an alternative way that would more precisely consider the real technical condition of the building and its wear. This aim can be reached by using a set of differentiated price indicators and by giving precision to the calculation of wear deduction based on evaluation of the real technical condition of defined particular parts of the building. To reach this aim, the thesis suggests a procedure of using price indicators from the Catalogue of buildings and compounds, a procedure of dividing a building into functional segments, and a procedure of setting wear deduction based on real defects of functional segments and on the level of their degradation. The thesis follows results of a grant task Optimalization of technical-economic characteristic of a building, on which the author participated in a close cooperation with the Qualiform company, RTS company and the Institute of Construction Economics and Control of VUT FAST.

The dissertation focuses on the problem of determining the timeliness of the normal market rent an apartment at the market price of the apartment. The basic premise is obtain a database of prices of flats and apartments to compare these parameters the most accurate way. This area has been addressed several times, but only in some cities and not fully explored. The conclusions of the dissertation indicate what the relationship is normal and usual rental price of the apartment, then further comparison of the development of this relationship before the economic crisis, ie the price levels of 2008 and the present. Based on these data, it is also possible to determine the level of capitalization in each regional cities with regard to the average wage in each regional cities.
