Comparison of Selected Methods of Valuation of a Holiday Cottage and a Garden Cottage in Náchod and Its Surroundings

The diploma thesis deals with the comparison of methods of valuation of the object type of holiday and a garden cottage in Nachod location and surroundings. In the first part is introduced location Nachod and concisely its surroudings. The next is a description individual valuation methods, which according to objects are valued. For the determination of the property valuation methods are used according to regulations, the valuation of substantive value, the valuation by comparing the price and yield valuation. The main part is the actual valuation of three real properties. The first is a holiday cottage V Kovarove dole, cadastral territory Nachod, the second holiday cottage is U Cihelny, cadastral territory Nachod and last is garden cottage, cadastral territory Kramolna. At the end of each chapter is a statistical summary and determination of current prices. On the Finally is the statistic summary of set prices and is determined the most appropriate method for property valuation for the type of holiday and garden cottage in location Náchod and its surroundings.

The main target was processing of methodology for dividing of building, into residential and non-residential units, and acquaint with jural operations which preceded this fact. There were also dealt with forms of property, problems and possibilities of dividing the apartment building on separate residential and non-residential units including examples of the declaration of building-owner, resolution of agreements and other necessary documents. Diploma thesis provides a comprehensive overview about problems with flat´s property which is arising from apartment-building dividing at residential units, so they can be self-contained property.

The subject of my thesis is a comparison of selected methods of measurement suitable for land in the Znojmo area, assess the appropriateness of valuation methods in comparison with the cost of actually realized by sale, devise a procedure for pricing and evaluating the most common method of valuation of land in the selected location. For this work I chose the land, the sale was conducted last year by one of Znojmo Realtors.

The goal of the thesis is to assess the impact of chosen social and environmental factors on the real estate prices in the Mladá Boleslav district. The aim is to assess data that can influence the offer and demand on the real estates market. Especially it’s focused on data about purchasing power of the habitants, jobs market and unemployment, environment, the size of the place. Those data are interpreted from the following type of real estates – residential houses, flats 1+1 – 3+1 from real estates servers’ database. The construction of new residential houses and flats and the development of the district are also shortly mentioned.

Master´s thesis „Comparison of selected methods of valuation of a house in Oslavany and its surroundings“ it describes the methods and principles used by estate appraisal. It deals with the prices comparison. The prices are determined by the cost approach, comparative public notice and comparative non-promulgation method. The main accent is put on the consideration of the local net connection coefficient. Based on the ascertained facts this thesis mentions the influence of an estate price and a public sewer.
Influence of Reconstruction Short Life Structural Members on Estate Price

The master´s thesis deals with the influence of short-term reconstruction on the p rice of real estate. There are discussed the basic concepts, which are necessary for understanding problems, and commonly used methods for valuing property according to the purpose of valuation in the theoretical part. There are analysed these methods for particular house in the practical part – method of valuation, comparative public notice, revenues method, comparative non-promulgation method. They are investigated due to the influence of imitated reconstruction. In conclusion the influences of reconstruction methods are compared each other.

This thesis deals with the modern way of market segmentation, namely with the creation and implementation of models using statistical methods, internal data and publicly availa-ble information. Models should serve to commercial use in Business to Customer relation-ship. Outcome of this thesis is the analysis of data sources, building logic and application of models to support decision-making and market segmentation in a company offering in-ternet connectivity. The aim is to verify whether such models are an appropriate tool to support decision making, gain competitive advantage and indicate risky activities from different perspectives.
