Comparison of Selected Methods of Valuation of Family Houses in Znojmo and its Affiliated Villages

Thesis, Comparison of selected methods of houses’ evaluation in Znojmo and associated communities, explains some of the currently used valuation methods. It also deals with comparison of prices which were determined by selected valuation methods. Those methods include cost approach, comparative method, the current price and the price of time. It accentuates the consideration of coefficient within connecting into utility networks – especially sewer. Then it focuses on ways of heating. The aim of this thesis is to find out how the aspect of connecting into utility networks is involved in methods of heating. For the evaluation there were selected 10 houses in Znojmo and associated communities.
Assessment of Differences in Expert Procedure When Determining the Usual Price of Real Estate According to Czech Valuation Methods and the RICS

The master’s thesis is focused on the main differences related with evaluation by Royal Institute of Chartered Surveyor´s standard (RICS) and with evaluation methods currently used in Czech Republic. First chapters are all about historical development of evaluations methods - RICS and Czech evaluation methods, general definitions and ideas connected with this scope. Next chapters explain differences of essential characters of both methods. In the field of this study there is simple illustration how to obtain market value by evaluation of both these methods and comparison of results. Conclusion of this master’s thesis includes consideration of the results.

Master thesis entitled "Comparison of Selected Methods of Valuation of Family Houses in Třebíč and its Surroundings" focuses on the valuation of ten selected real estates. For the valuation was used comparison method with valuation regulations and comparative non-promulgation method. Have been described the fundamental concepts, valuation methods and market situation in the area of interest. Result of this work is to determine the estimated price of real estate interests.

The practical part is especially focused on assesing of choosen family houses by the cost approach, comparative public notice, comparative non-promulgation, standard price and price at present time. At the end of diploma thesis there is provided how much the aspect of job opportunities influences the price of family houses, which was counted by the comparison method.

This diploma thesis is focused on the comparison of selected methods of apartment valuation in the location of Brno - Černá Pole, in specific on the apartment valuation in brick buildings. The theoretical part describes the basic notions connected with valuation, describes the methods of valuation and also the valuated location itself. The practical part deals with the apartment valuation using these methods - the method according to price provision, specifically comparative technique, then the comparative method itself but not according to price provision and finally using the yield method for an assessment of the current price. In the conclusion there is comparison of all of these used methods.

The value of easement for the purposes Act No. 416/2009 digest, to accelerate construction of transport infrastructure at market price and normal price established pursuant to Act No. 151/1997 digest the valuation of assets. Of the basis of valuation will analyze the methods and propose the optimal valuation process.

The main objective of this thesis is to describe the methods of valuation and on the basis of selecting valuation methods prepare their confrontation. In the diploma thesis is valued ten of family houses in Telč and its surrounding, which are compared by the following methods: coast approach, comparative public notice, comparative non-promulgation method and price at present time. Part of objective this thesis is describe to the main influences acting on the standard price in the area of Telč and its surroundings.
Comparison of Selected Ways of the Garage Type Real Property Evaluation in Brno

This master‘s thesis aim is to provide a comparison of methods in garage appraisals within the territory of the city Brno. This comparison is being done on several immovables and using multiple apprising methods. The acquired data are further evaluated afterwards. First, the garage market in Brno is analyzed. This is done by comparing the supply with the demand incl. those characteristics that could influence the prices of the immovable properties. This analysis is based on real-world data of garage sales from an estate agency. For the appraisal itself, 10 immovables of the type “garage” were chosen. These are then appraised using the cost-based and comparative methods. The location distribution of these estates in the territory of the city Brno and within the city quarters has been chosen in such a manner to provide the most different ones. Then the acquired data are being compared and statistically evaluated. Such information can be used in the practice when appraising of such immovables on the market with garages within the territory of the city Brno is being done.

The Master's thesis is engaged in analyse of methods of pricing and comparison of each other. This work is compiled from historical evolution of prising immovables, over adjustment prising in international prising standards, over defination elementary conceptions to analysis selected ways of prising of houses. The Master's thesis analyses process of prising methods and analyses sources which we need to compile a ways of prising. These are most important things to know, when we want to compare ways of prising. There are ten houses in this work from Kroměříž and surroundings. The main target of master's thesis is to ratify and to explain that location of houses and their surroundings are the most importatnt. These two points of view influenced price and salableing of houses. There is a comparison of ways of prising houses at the end of work
