Development of Construction of Residential Properties in Tišnov

The Master’s thesis deals with the development of construction of residential properties and housing estate in the locality of Tišnov. The thesis describes the particular historical building periods in Tišnov. In shows the historical development, changing and growing on the town. Some chapters describe the current status of building activities and the possible future development of this area in the residental properties. The main purpose of the thesis is to get the detailed summary of the construction of residental properties in the elected lokality from the very beginning to these days. All results the research are displayed in the overwiew map, the individual period sof building development in the town of Tišnov are distinquish with colors.
Conditions for Obtaining a Cooperative Housing Before 1989

This thesis deals with the conditions for gaining cooperative housing before 1989. Specifically the conditions for entering into a cooperative, membership in a cooperative and output from the cooperative. There is also outlined the issue of transfer of flats into private ownership in the years 1994 -1996 and in the last section are set the prices of selling the public housing to citizens from 1966 to 1994 that are related to the average monthly gross wage of each year. The same is quantified the rent paid in the state apartments and the rent that was paid in a cooperative apartment in the 80 years of the 20th century.
Determination of the Amount of Return of a House in Uherský Brod

This diploma thesis describes the impact of work performed on a family house and a comparison of this impact on its market value. The theoretical part defines the basic concepts of literature and legislation. The house in the town of Uherský Brod in the condition before reconstruction was chosen. In the practical part, the usual prices before the reconstruction were calculated. The reconstruction of the house was proposed and the construction costs were calculated by an aggregated budget. The usual price of similar properties after reconstruction was determined using the real estate database.
Analysis of the highest and best use of a former warehouse area in Brno

This diploma thesis focuses on the highest and best use analysis (HABU) of property. In first chapters there is mention about current legislation, theoretical terms and methods of property valuation in Czech republic. The next chapter describes a methodology for the highest and best use analysis. The analysis itself was applied to real case, specifically to a former storage area of the construction company, which is located in Brno - Maloměřice. For this area were designed scenarios of possible use and four of them were chosen using tests of HABU analysis. In the end, one of them was chosen which is being considered the highest and best use for this property.
Assessment of the Impact of Social and Environmental Factors on the Real Estate Prices in the Mladá Boleslav District

The goal of the thesis is to assess the impact of chosen social and environmental factors on the real estate prices in the Mladá Boleslav district. The aim is to assess data that can influence the offer and demand on the real estates market. Especially it’s focused on data about purchasing power of the habitants, jobs market and unemployment, environment, the size of the place. Those data are interpreted from the following type of real estates – residential houses, flats 1+1 – 3+1 from real estates servers’ database. The construction of new residential houses and flats and the development of the district are also shortly mentioned.
Repair and modernization of a three-room apartment in a tenement house from 1933

This diploma thesis deals with the assessment of a current state of a flat and subsequently its economical repair and modernization. The aim of the thesis is to refurbish the flat in such a way that it meets the requirement of current standard of living and at the same time it is suitable for rent. Other costs will be taken into consideration and subsequently I will calculate the expected payback period. Lastly, I will evaluate whether it is worthy to realize the suggested improvements in practice.
Development and influence of tourism on the market price of real estate with a residential function in the city of Mikulov

This diploma thesis is focused on the development and influence of tourism on the market price of real estate with a residential function in Mikulov and then this effect is evaluated. Thesis is processed specifically for detached houses in Mikulov. The theoretical part is focused on clarifying the basic concepts and definitions in the fields tourism and the real estate market. These terms are for example: real estate, building, detached house or tourism. In next part of theoretical part is about price and value, documents for real estate valuation. Next are defined valuation methods and factors, which affect the price of real estate. In the end of theoretical part are describe tourism and regression analysis, which is used to determine the impact of tourism on real estate prices in Mikulov. After the theoretical part, there is a problem situation, which then continues to process this problem. After this part is developed and evaluated influence of tourism on price of real estate with residential function. The aim of this thesis is to evaluate the impact of tourism in a tourist area on the market price of houses and the subsequent interpretation of the results, which were processed according to the chosen methodology.

This diploma thesis describes a general view on the issue of rent and the chosen type of immovable property as a apartment building located in Brno, including determining the cost of basic values on which will be determined the cost rent. The next phase will be for cost rent plus a reasonable profit, which is detected by the actual amount of economic rent. For comparison, there is also an economic rents determined by comparison with similar immovable properties in the vicinity.
Analysis of the Highest and Best Use of Land in Libušina Street in Brno

The motivation for the creation of this diploma thesis was the analysis of the highest and best use of property (HABU). In the practical part the analysis is applied to concrete examples of the use of unbuilt land, which is located in Brno-Kohoutovice on the street Libušina třída. The theoretical part describes and explains 4 basic hypotheses on which the HABU analysis is based (legal admissibility, physical possibility, financial merits and maximum profitability). The aim of this thesis is to determine which of the variants will be the most profitable, respectively, which will have the highest and the best use.
