Financing of the real property

The topic of this diploma work is "Financing of the real property''. The aim of this work is comparing the possibilities of financing the acquisition of the real estate by the building savings and by the mortgage loan with the aim of an interpretation the most optimal form of the financing of the real property for the client which suits his conditions. The theoretical part is attended to the characteristics of the forms of financing the acquisition of real property, especially the characteristic of building savings and mortgage loan, its legislative form, building saving stages and a disposal of the mortgage loan. In the practical part of this work are the theoretical recourses applied with the intention of a model interested person in acquiring property. There are also described possibilities of financing the housing by building savings and mortgage loans, which are offered by selected institutions for the client. On the basis of these possibilities is made an analysis of the most optimal form of financing the real estate.
The mortgage credit and life investment insurance

My bachelor diploma paper is going to deal with the possibility of using the building savings, mortgage credit or combination of mortgage credit and life investment insurance. The main task is to set useful information basis about the products. The theoretical part will serve as the main basis for understanding basic credit rules from building savings, mortgage credit and combinations. The aim of this work is to show the advantages of separate products in dependence on the financial standing and the total excess payment.
Housing Financing in the Czech Republic

This bachelor thesis is dealing with the different ways, how to finance housing needs in the Czech Republic within one particular financial group. By this group was chosen Česká spořitelna, inc., because it is one of the biggest and most important banks at czech financial market, which offer and provide many products taking care of this problem. One of the possibilities how to obtain some financial resources to solve the housing situation, is establishing of building savings, or more precise bridge loans from these savings. As another choice people can take mortgage credits, loans from national housing developement fund, consumer lendings and a lot more products provided by another different financial groups. In literary background research were presented main possibilities of financing housing needs (loans provided by the building savings and mortgage credits ) and these specifical possibilities were explained. Laws, conditioning the ways of financing these housing needs, were shown there and then other possibilities were characterized. In practical part there is short characteristics of Česká spořitelna, inc. and also description of the offered products. There were made some simulations and tests on these products. Target was to get the most information about these produtcs at model created situation and find out all the advantages and disadvantages of the products and thanks to that be able to recommend suitable product to different clients
The possibilities of financing a mortgage credit after expiration of the fixing interest rate term.

After expiration of fixing period, not only amount of interest rate, but also other opening costs and fees figure prominently in making decisions about next steps and practices. There are many products of not only mortgage banks, but also of building societies on the market currently. Both institutions compete each other and still try to attract new clients. The aim of my thesis was to inform in general about problems of mortgage credits and building savings. In this thesis I described basic aspects of financial market products and differences between them.
Development of mortgage loans in the Czech Republic

This bachelor thesis aims to describe development of mortgage loans in the Czech Republic. General description of mortgages is given in first parts of the work. Their characteristics, properties, history, hedging and also the process of mortgage lending are described. Basic concepts of mortgage bonds and credit risk management are defined. The empirical part contains analysis of the number of mortgages since the early nineties until now. The relationship between the quantity of mortgages and interest rate is described.
Mystery shopping in the field of mortgages

This work deals with the topic of Mystery shopping -- a quality research service. Mystery shopping is a tool, that is used to collect specific information about products and services in various sectors. In case of this work mystery shopping was applied to the domain of mortgage loans. Bank consultant is the first person and usually also the only one contact for the client who comes to the bank. Therefor it is him who forms and mostly can influence the customers final decision. The main goal of each bank is to attract new clients of course. That's why each bank consultants should adopt professional behaviour, polite manners and act the way that could interest new client to agree with the offer of the bank product. Issue of bank consultant profile and business meeting are described in chapter one and two of this work. The second part than brings the issue of mystery shopping on a practical level. It also involves research that was carried out on a selected group of bank institutions. This parto of work also brings evaluation of research and concrete recommendations. On the base of research called mystery shopping taskmasters gain feedback on the functioning of their institutions. Learning experiences (both positive and negative) can then be used to improve the relationship with clients.
Personal and family budget

The aim of this bachelor work is to bring theoretical and practical knowledges about making up family budget. The work is divided into three parts. First part is about basic principles, that must be adhered in order to make up a family and personal budget. Second part is about theoretical and practical knowledges concerning about the issue of personal portfolio. This part contains comparation of financial products, that can be used by building up a family budget. Second part can be also used as a source for choosing the suitable financial product. Last practical part is about making up a financial plan by using knowledges from previous two parts of the work.
The mortgage lending process in conditions of Czech banking system

This bachelor thesis is concerned with issue of mortgage loan settlement, especially from client's view. Beside introductory chapter that briefly deals with mortgage market and mortgage loan, the thesis contains detailed description of phases of mortgage lending process and elements of customer protection. The practical section is focused on analysis of observance of so-called "mortgage code" by Czech banks and subsequent comparison with analogous analysis of SOS organization in 2007.

Market of Mortgage Credits

Thesis "Market of Mortgage Credits"deals with analysis of the market development of own living loans since 1995 and the analysis and comparison of the most frequently used forms of the own living financing in the Czech Republic. These are mortgage loans, building savings loans and mutual combination of these products. Individual products are compared according to the selected criteria, that have major impact on decision about the appropriate way of own living financing.. On the base of the results the recommendations for own living financing in present mortgage market in the Czech Republic are provided.
