The personal home financing option using a mortgage loan ties together knowledge from a series of other necessary transactions that may make the procurement of personal housing uncomfortable for the client. One such transaction is the modification of the mortgage loan fixed interest rate. This bachelor's paper will specifically deal with this issue, which occurs several times during the process of mortgage loan payments, and preparation for it can be of significant benefit to the client.

The topic of this diploma work is "Financing of the real property''. The aim of this work is comparing the possibilities of financing the acquisition of the real estate by the building savings and by the mortgage loan with the aim of an interpretation the most optimal form of the financing of the real property for the client which suits his conditions. The theoretical part is attended to the characteristics of the forms of financing the acquisition of real property, especially the characteristic of building savings and mortgage loan, its legislative form, building saving stages and a disposal of the mortgage loan. In the practical part of this work are the theoretical recourses applied with the intention of a model interested person in acquiring property. There are also described possibilities of financing the housing by building savings and mortgage loans, which are offered by selected institutions for the client. On the basis of these possibilities is made an analysis of the most optimal form of financing the real estate.

This bachelor thesis aims to describe development of mortgage loans in the Czech Republic. General description of mortgages is given in first parts of the work. Their characteristics, properties, history, hedging and also the process of mortgage lending are described. Basic concepts of mortgage bonds and credit risk management are defined. The empirical part contains analysis of the number of mortgages since the early nineties until now. The relationship between the quantity of mortgages and interest rate is described.

Beside introductory chapter that briefly deals with mortgage market and mortgage loan, the thesis contains detailed description of phases of mortgage lending process and elements of customer protection. The practical section is focused on analysis of observance of so-called "mortgage code" by Czech banks and subsequent comparison with analogous analysis of SOS organization in 2007.

Analysis of mortgage loans and factors affecting their development

This work focuses on mortgage loans and the mortgage market in the Czech Republic. In the first part, mortgage loans are outlined from the legislative viewpoint, their parameters and means of financing. Furthermore, the most common types of loans, state aid during debt repayment and individual phases of the mortgage process itself are analysed. The second part focuses on the mortgage market in the Czech Republic, affected by the financial crisis in the U.S. and other credit risks, over the course of the last few years. The final section characterises a model subject. The subject tries to gain a mortgage loan for housing needs on the basis of processed information from previous theoretical sections, and to select the right type of mortgage with favourable conditions, based on appropriate selection criteria.

My Bachelor thesis is focused on the mortgage loans development both in the Czech Republic and Slovakia. In the first part I closely describe the history of mortgage loans, the origins of the mortgage banking in the Czech Republic, the economic environment and factors affecting the mortgage market. The second part deals solely with the mortgage loans development. Therefore every particular type of a mortgage loan is examined regarding their progress in time. The end of this chapter defines the impacts of the financial crisis on the mortgage market and an outlook for the future advance. The last chapter copes with the Slovak mortgage market. In this part I explain the differences and dissimilarities in the development in comparison to the Czech Republic.
