Analysis of housing in a selected location

The bachelor’s thesis deals with the topic of housing with focus on the residential market. The first part describes the possible ways of acquisition and subsequent financing of given property (apartment). The second part focuses on analysis of the current situation in the housing market in the Czech Republic and specifically in the South Moravian Region and in Brno. It compares a selected type of apartment within the costs associated with the acquisition, from the perspective of the selected person. The result is a comparison of two options for acquiring a stated apartment, either into personal ownership or through a tenancy agreement.
Comparison of the Real Estate Market in the Czech Republic and in the Neighbouring Countries

he master’s thesis is focused on the comparison of real estate markets in the Czech Republic, Slovakia and Austria and theirs trends since 1989. The first chapters are aimed at the general terminology that relates to the issue of real estate markets. Thesis is also aimed at comparision of properties evaluation’s methods in those countries and explains the concept of property in the country’s law. Next chapters are focused on comparision of the residential markets and analyse reachability of housing for residents according to their income as well as mortgage availability. Last chapter discuss about the convenience of investment to residential properties in terms of investment’s return.
Apartment Rent in Břeclav and the Influencing Factors

The diploma thesis describes the current situation on the market in the market rent in Břeclav. Thesis focuses on the factors that affect the amount of rent and how are prices influenced by these factors. The market survey was conducted on the basis of data from realized rents ascertained from the questionnaires, supplemented by the bid prices of real estate. The gathered data are divided into 1+1 and 1+kk, 2+1 and 2+kk, 3+1 and 3+kk, 4+1 and 4+kk. Based on the data are created maps which shown amount of rent.

First gives a general view of rental housing and then compares the amount of the rentals of apartments in various parts of the city and consider amendments to the lease. Collected data are divided into apartments for the 1 + 1 and 1 + 2 + 1 and, 3 +1 . For each group creates a map of rents.

The diploma thesis describes the current situation on the rental housing market in selected city parts of the Statutory City of Brno and describes and evaluates the basic factors that influence the rental price. Part of the thesis is a market research in four different locations in Brno, namely Žabovřesky, Bystrc, Líšeň and Bohunice. Market research is conducted for different layouts of apartments, namely 1+1 and 1+kk, 2+1 and 2+kk, 3+1 and 3+kk. All collected data are compared and described in text and graphics. In order to compare the rental market with foreign countries, the thesis also includes a market survey in Bratislava, specifically in the district of Petržalka.

This bachelor's thesis focuses on the issue of housing affordability in the Czech Republic, Germany, and Poland. It analyzes and compares the approaches of these countries to enhance housing affordability. The thesis begins with an analysis of the current housing situation in the Czech Republic, followed by a comparison with relevant approaches in Germany and Poland. The primary objective of the thesis is to identify elements and practices abro-ad and determine their potential applicability in the Czech context. Based on the analysis, recommendations for implementation or improvement of approaches in the Czech Republic are formulated. The recommendation to support the affordable social housing project and the support for the rental housing project of this thesis can serve as a basis for policy-makers or other professionals working to support housing in the Czech Republic.

Price Determinants of Flats Purchased for the First Time in Prague

Being able to correctly estimate the true intrinsic value of a flat is important for various economic agents. This paper is concerned with the price determinants of first-time- purchased flats in Prague. It is mostly about the hedonic pricing model and its applications using data from Vivus which is one of the larger flat developers operating in Prague. Ordinary least squares was the estimation method of choice in this study. The main results are as follows. The residual analysis showed no extremely overvalued or undervalued flats based on our chosen models. Moreover, the estimated increase in prices of average sized flats in Uhříněves was 36.76% from 2017 to 2019. This is a much larger magnitude if compared with the period of the financial crisis where an average sized flat in Na Vyhlídce increased in its price by 12.83% from 2007 to 2009. It is interesting to see that even during a recession, the prices of Prague flats were raising.
